The Pearce Coggan Foundation is a charitable company. limited by guarantee. incorporated on 4
December 2014 and registered as a charity on 11 May 2020. The company was established under a
Memorandum of A550ciation whlch established the objects and powers of the charitable company
and is governed under its Articles of Associal￿n. In the event of the company bein8 wound up
members are required to contribute an amount not exceedlng £10
The trustees when complete Cons1￿ of at least 3 persons. There is not a maximum number of
trustees, and the trustees may at any time appoint a trustee to fill a vacancy or as an additional
trustee who is eligible and permitted to do so. The Chairperson shall serve for a term of 3 years and
may be reappointed for successive 3-year terms (cur￿n£1Y Mr R Crowley).

The company wa5 formed In December 2014 and was reglstered as a charity wtth the Charity
Commission on 11 May 2020. The company is constituted under a Memorandum and Articles of
Association and is lirnited by guarantee. It was fomied with two purposes:
to promote for the benefft of the Inhabitants of London and the sOUth*ast of England bv
providing an area for use ès a communty garden and other artNities and facilities for recreatlon
or other leisure time occupation of individuals who have need of such facilities by reason ot thelr
vouth. age. infimiity or disablement. financial hardship or social and e¢onornlc cIrcumstan￿$ or
for the public at large in the inte￿5t$ of social welfare and with the object of improvin8 the
¢ondition of Ilfe of the sald Inhabitants.
to promote for the benefit of the public the conservatlon. protection and Improvement of the
physlcal and natural environment of the anc￿nt woodlands and Wealden meadow5 around
Shadoxhurst by en8a8ing with or8anlsatSons. such as wildlife and conservation charities on
landscape scale conservation.
We help and inspire people who might otherwise find it difficult to do so to get outside, get actNe
and connert wlth nature. We also work to conserve and enhance the k)cal meadows and ancient
woodland. All our activities are built on four priorities:
o Gettlng outdoors.
o Getting active.
o Gettin8 to know where yow food comes from,
o Gettlng in touch wSth nature.
We do thls through several artivltles Includln8:
o Outdoor Family Campln8
o Actlvltles around the Wlldllfe Communlty Garden
Supporting vulnerable volunteers
Working with other local charities and not-for-profit organisations
These artfvltles and the development of supporting infrastructure a￿ funded from donatk)ns from
the owners of Green Farm and other members of the general public. lotal fvnd-raising activities and
grants from other charitable or8anisations. It IS the trustee's objective that a significant proportlon
of the operatlonal fundlng requirements will be met by the surplus from the commercial activities at
Green Farm in due course.
The Pearce Coggan Foundation is located at Green Fami in Shadoxhurst. The company has a lease
agreement with the owner5 of Green Fami to lease the land used by the company for the Wildlrfe
Community Garden for a peppercorn. The agreement also alk)ws the company to use any other
parts of Green Farm to deliver its charitsble purpose free of charge.
We review our aims. objertNes. and activltles each year. This review looks at what we have achleved
and the outcomes of our work in the 12 months to 31 March 2022. We have referred to the
guidance contained In the thartty Commission's general guidance on public benefft when reviewing
our aim and objectives in planning our future actr¥tties. In particular, trustees consider how
planned activities will contribute to the aims and objectives they set oui.

BUSINESS REVIEW AND FLTfuRE PROSPEcrs
The year was still dominated by the Covid 19 pandemiG This has resulted in a restrirtion in our
abilty to run Outdoor Family Campin8 weeks. the cancellation of our weekly support in the
Community Garden from the Community Service Payback team and the redurtion in ourability to
support vulnerable volunteers. However, the company continued the employment of all the staff
who work in the Community Garden, witlM)ut resortire to furlough arrangements. Nevertheless, the
trustees believe that the company had a su￿ssful year. developin8 its infrastnjcture and serving it5
community.
Outdoor Family Camping
Our Outdoor Family Campin8 pro8rnmme uses our relatlonship the Outdoor People based In
Hackney to deliver 5-day weeks for family carnping in Fairyland. the woodland at Green Fami. During
the year, we We￿ a8aln able to run 2 Fam1￿ Camplng weeks, one at the beglnnlng of June and In
August with less restriction5 caused by Covid Safety. We also Tan a voSunteer trainlng weekend early
In the year which helped develop 8 familles and 10 younger adult volunteers withoul children,
includin8 3 from near Green Farni.
In 2021 through the Outdoor Famity Campin8 pro8ramme, we reached:
18 famllles, 9 of them new. 5CN singl&parents
45 people, 25 adults lincluding 6 volunteers with children. 3 without) and 20 children aged 2-

As part of this, 10 adult volunteers {excluding trustees) gave a total of 82 dayg time. 8 of the 18
famllles We￿ there as volunteers, all of these '8raduates' of the prograrnme.
Communlty Garden
The Wlldllfe Communlty Vegetable Garden15 a key resource of the Pearce Cog8an Foundatlon.
The Communlty Wlldllfe Ve8etsble Garden Is a CO￿ aspert of our work. We provide educattonal
experiences and work placements for local children and offer volunteering opportuntties for people
who are seeklng to manage mental health Issues. ￿duce st￿SS or spend MO￿ tlme outdoors.
The garden wa5 created in 2015 from a 0.24 hectare10.6 acres) rough piece of farmland, leased on a
peppercorn rent from Green Farm. It wa5 initially cleared by the fam's pigs and has been developed
with Wildlife in mind- we never use ehemic*ls on the land.
We have been running the garden with a part-time mèna8er, Catherine who wa5 lookin8 after our
volunteers, vulnerable adults and children and the wikllife as well as being responsible for growing
vegetables. We also 8Ne an opportunity to a horticultural apprentice, currently Russell who started
with ijs on work experience but became a formal apprentice in Ottober 2D20 and has continued his
apprenticeship throu8hout this year. We also had Haydn on work experience for most of FY22.
In January 2021, we hired a second part-tlme manager. Rachel. to concentrate on our vegetable
production, allowing Catherine to focus more on our ch3rttable actfvlties. Rachel left us at the end of
September 2021 when we recruited Shelty as her repla￿rnent.
We have been fortunate enough to build a strong relationship with a local Community Service team
who, for several years, have brough a small group on payback to the garden each week. Thls has

been a valuable ￿sOUrCe for the garden and is directty In line with our charitable purpose. We are
very pleased to find this restsrted. following the hiatus due to the covid pandemic which prevented
them from coming.
Through0￿ the year our staff and volunteer5 help us to grow a range of produce. which we sell at
weekly pop-up shop to raise much-needed funds. Produce sales raised £857 during the year.

Pop up Stall I Coffee
The company started a weekly pop-up vegetable stall In May 2020 to encourage visitors to come to
the Community Garden. Run entirely by volunteers. this ha5 become a regular weekly event for the
local community and has bullt up a small but commltted vlsltor base who enjoy coffee and cake and
a chat. The donations given each week are useful source of additional inC(￿ne. these amounted to
£2,251 in the yeari plu5 the assoclated 8ift aid IFY21 £1.5￿.501.
We contlnue to average between 8 and 12 vlsrtors each weel sometimes more. This is an important
weekly socialising activity for those who do come.
Chrlstmas Market
With the Coronavirus lock4own in full swin& we managed to hold a Christmas Market In December
2020Havln8 held our first Chrlstmas Market in December 2020 in the midst of the pandemic, with all
the necessary precautions, we held our second one in December 2021 without the restrictlons. It Is
our Intentlon to hold this every year. for ft to become and established village event. We have a sm311
number of stalls run by our volunteers and thlrd-party local buslnesses hold the same values as
US.
Thls event raised £786 IFY 21 £7641 from approximately 3CK) visitors.
Future Prosperts
The owners of Green Farm are committed to fvndln8 the company to the extent necessary $0 that it
can carry out its purpose5 Without havlng to rely on grants to meet its operational expenses. The
charity will seek grants to support the funding of capital infrastrurture projects. As the commercial
actlvltles ai Green Farm become profftable. these wlll generate the funds required; in the meantime.
any shortfall is 8iven as private donations by the owners of Green Fami. The Trustees are confident
that this funding model is sustainable.
A major projert for FY23 is to purchase and erert a large 8reenhouse for the communlty garden
whlch wlll cost approxlmately £25.(￿. We will also be stsrtlng an "ECOkid< program with re8ufar
weekly nature-focused activities for Pr￿h0O1 thildren durfng tenn tlmes.
