We wer8 dèlighted that the property industry charity LandAid vol8d Wom6nCenlrè Hom6s as th8ir Charily of the
Yaar 2023. This recognition is a 18slamènt to the fantastic work that our small H81ifax-b8sed eharily doey in
Calderdale lo provide sale and supported housing lor women and their children who are al risk or have experienced
harm from abusers.
We w9re ovprjoyed lo witnes5 the 5UCC955 Story of one of our lenanls, Aft91 two years of our unwavering sUPPOrt,
She achieved employtllenl and indepf ndonee. We supported her lo remain in her Slonewalei property with her
childien. We have now also partnered with Halifax Opportunities Ttusl to provide a replacement for this supported
pioperty.
The Wom8nCentre Homes Team continued 10 51rive towards excellence. Of particular interest this year has been
the focus on developing bolh our pre-lenancy support model and quality outCDmes monitoring lor tenants.

Thanks lo continued revenue funding from The National Lottery Community Fund ITNLCFI, the Housing
Development Managèr post remained secure, 5UPPOrting development growth in our organisation which was one ol
the lop priorfllgs for 2023-2024.
We secured a £IOk capital relurbishtnent grant from the Clothworker¥ Foundation. which enabled us lo develop
partnership with the Halifax Opportunlti95 Trust and refurbish an addilional property lo our portfolio durtng the
period.
Vve strengthénèd our partnership with LandAld and &8cured a £75,000 capital refurbishmènt grant alortgside
£7,500 in legal costs from the Albert Hunt Trust lo explore opportunilles lor renovating new housing slD¢k in 2024-
25.
We Inlllaled new discussions on social investments with Key Fund and Ihe Thrlve Together Fund to explore
grants and loan5 for /ccelerating housing growth.
Duiing this peiiod, Tru8thou$o Charitsblè Foundation awarded WDmènC8ntre Homes pr8-lèn8ncy rèvènue
funding of £8.5k. This has been instrumÈnt81 in allowing us lo dèvelop our support model. which now includes p￿-
tenaney support tor women on our wailing list foi our hornes,

Womencenlre Hotnos property.

The Board of Trustees has developed a reserves policy in line wilh guidan￿ from The Chsrily Comrnission, The
principal funding sources are iental incomè Irom properties (primarily from housing benefill and grants from
charitablE trusts.
Al March 2024 unrestricted funds sland al £8,767 which is in line wilh the previou5 year. During the year the Board
decided that il would be prudent to set up a specific designated oonlingency fvnd within unrestricted reserve5.
Currently Ihe main risk for the chaiity 15 a loss of renlal income impacting the ability to cover staffing and core cost5.
The board recogllises that il will lake time to build this contingency fund and has sel a target of £20.000 lo be
reached over the following 5 ye8is. The BoaTd will continue lo review this annually in conjunction with the risk
regisler In case any changes are needed.
As at 31 Maich 2024 Iha contingency fund stands al £2.000.
