Evolve Housing Association 2022 Annual Report 000 000
Evolve Housing Association Evolve Housing Association is a Nottingham City based, non-profit organisation (Charity Incorporated Organisationl which has been set up since July 2018 to provide affordable homes for people with housing needs. We cover both Nottingham City, Nottinghamshire County and the East Midlands. Evolve Housing Association embraces the most vulnerable people in our communities, including women and children who are victims of or have been affected by domestic violence and abuse, those who are currently vulnerably housed, homeless, rough sleeping or sofa surfing and those with substance misuse issues. We have established excellent working partnerships already with The Resettlement Programme and Nottingham City Council. We continue to work with housing providers to saf eguard clients and receive ref errals. Evolve Housing Association worked with Nottingham Clty Council to establish the 'Alfie House Project" in September 2022 to provide an alternative pathway out-of-hospital for people who do not have a home. CEO'S Statement Welcome to our Annual Report. This report covers the period between April 2022 and April 2023. It highlights our achievements, our overall effectiveness and reflects on how we have grown as a housing association over the 5 years since being established. We encourage constructive feedback from the residents and stakeholders which we are accountable for as this is imperative when it comes to developing and growing as a company. We are always looking for ways to improve ourselves so that we can ensure that we are always providing the safest and highest quality of service for the vulnerable people we house. Our focus is on supporting the most vulnerable people in our society, including the homeless sector, and aim to reduce the amount of homelessness throughout Nottingham as much as is in our power with the help of Nottingham City Council. We are very happy to be a big part of reducing homelessness in Nottingham which was only possible due to the generous funding received to open up our Alfie House. We are very grateful to our donors who made this possible. Sincerely, Saima Asad

Our Vision Our mission is to provide high quality support and comfort to encourage a transformation within our tenants that will fill them with purpose and pride. Some of the core values that describe how we work are: High-quality, cost-effective services. Working with tenants to meet their aspirations. Quality provision of homes and services. Ensure effective financial management and regulatory compliance. Professional, innovative and forward thinking. Valuing and respecting others. Rewarding, recognising and celebrating achievements Customer focused, responsible and accountable. There are six main aims to our work: To help people and support communities. To be an excellent landlord. To provide transf ormational services. To provide good quality, affordable housing. To develop successful partnerships, working across a wide geographical area. To raise our tenants aspirations.
OUR OBJECTIVES -To contribute to the supply of high quality, accessible, secure, affordable and sustainable homes where f inancially viable. -To provide a comprehensive and responsive customer service to tenants. -To provide support to our clients around important practical matters such as the use and maintenance of property amenities, the management of rent, tenancy agreements and any other proceedings. -To fully understand our internal service provisions, how they work together and what they can deliver for partners. -Transparency with our partnership's working is very key. We intend to develop and maintain a strong understanding of what is important to them to achieve better outcomes of service delivery. -To have support staff that is fully engaged and motivated to achieve high levels of care to individuals, with empathy and taking into consideration the individual's specific needs. -To develop staff through a comprehensive tailor-made training package focussing on developing leaders and future managers. Helping them to become more resilient and performance focused. Also maximising Staff engagement with incentivised schemes. We believe that this, in time, will maintain staff turnover levels to a minimum and increase staff sustainability.
April 2022 - April 2023 What did we do? As well as the following,. we have also supported around 260 people into tenancy management, training courses and have supported people back into work. This year, our priority was to tackle homelessness. As you can see, the houses we rent went down ever so slightly in orderfor us to dedicate that time and focus on our homeless project. Evolve Housing Association has worked closely with Nottingham City Council on the Alf ie House Project to provide housing for those leaving hospitals who are at risk of being homeless in order to help reduce homelessness in Nottingham.

Overview of renovations The majority of properties that we have taken on have been non-habitable. The above images are some of the before and after pictures taken of the Alfie House Project where our dedicated team of builders worked hard to renovate the initially inhabitable house. With hard work, time and dedication, the property was brought up to a liveable standard, and was turned into a home. We are proud to say that, as well as working with Nottingham City Council, we have also worked with local landlords and negotiated ways into getting their dormant properties rented. Our Funders Nottingham City Council Evolve Housing Association has worked closely with Nottingham City Council on the Vulnerable Person's Resettlement Scheme IVPRSI to provide accommodation and essential tenancy support to families that are refugees and asylum seekers. These tenancies are managed by Evolve Housing Association and are funded by Nottingham City Council. We provide all tenancy documentation, compliance certificates, maintenance as well as 12-weelf inventory reviews which supports these tenants to maintain property standards to a high level. We thank Nottingham City Council for all of the cooperation and support provided to our services in helping us house the vulnerable people of our communities. The Alfie House Project went live in September 2022, which was set out to provide accommodation for homeless individuals leaving hospitals, or those leaving hospital who are vulnerable to homelessness. Evolve Housing Association worked hard alongside Nottingham City Council to deliverthis service. Our goal is to enable our clients to make positive changes to their lives and for them to fulfil their individual aspirations, which the Alfie House Project was set out to do for those who are leaving hospital. Our aim was to create support and care plans for the start and exit of tenancies for beneficiaries in order to achieve an effective move to more sustainable mediuml long term assisted accommodation, which would deter the need for re-admissions to hospitals. Our aims this year were executed, which of course would not have been possible without the funding and support of Nottingham City Council. Evolve Housing Association Ih*s, EThhanoniCohunu
Our Funders Groundworks/ Comic Relief Evolve Housing Association are very grateful for the funding provided by Groundworksl Comic Relief. The funding we received helped us in providing supportive activities and support services to individuals who are dealing with difficult situations and are going through a hard time. We were able to encourage these individuals to address their issues as well as refer them to externa5 organisations for any additional needs so that they can work towards recovery. With the funding provided, we have supported beneficiaries through one-to-one support as well as working with families to support their specific needs. These individuals range from asylum seekers, refugees and those vulnerable to homelessness. Evolve Housing Association In¥Wtylil8l%*S, EnhandwCcmrnunwe5
Our Funders The 29th May1961 Charitable Trust Fund. With this fund we are able to provide accommodation and support to beneficiaries and families who are presented with low, medium and high-risk complex issues such as mental health, substance misuse, domestic violence and also for those who were previously unable to sustain their accommodations. The impact of COVID-19 on people's lives resulted in a growing request for support for vulnerable individuals, which due to this fund, we were able to continue to fulfill provide through our services. Our support has been vital in helping these individuals maintain their tenancies as we are able to deliver a wraparound service for tenants who were otherwise at risk of becoming homeless. Evolve Housing Association feels that the impact of this fund has allowed the service to empower individuals to rebuild their lives which is a great success, and we are very thankful forthe continuance of donations from The 29th May1961 Charitable Trust fund.
