The tru5tee5 present their report with the financial statements of the charity for the year ended 30
November 2024.
The trustees have adopted the provisions of the Statement of Recommended Prartice ISORPI 'Accounting
and Reporting by Charities, which is applicable to charities preparing their accounts in accordance with the
Financial Reporting Standard applicable in rhe UK and Ireland IFRS1021 (effective l January 20191, and with
the CharitSe5 Act 2011.
OBJECTIVES AND AcllviTIE5
Objertives and aims
The objects of the charity I'the objetts'l are-
l. The preventlon or rellef of poverty anywhere in the world by providlng.. grants. items and services to
individuals in need andlor charities. or other organisations working to prevent or relieve poverty.
2. The advancement of health includin8 the prevention or relief of sickness, disease or human suffering, as
well a5 the promotion of health by providing.. grants. items, service5 and facilities to ease the suffering gr
assist the recovery of people who are sick. convalesceni, disabled or infirm or to provide comforts for
patient5.
3. To promote soclal Inclsjslon for the publlc beneflt by preventing people from becomin8 soclally
excluded, relieving the needs ol those people who are 59cially excluded and assisting them to integrate
Into society. For the purpose of this clause'socially e¥iluded' means bein8 excluded from society, or part of
society. a5 a result of bein8 a member ol a Socially and econornically deprived community.
4. To promote for the benefit of the public the conservation, protection and improvement of the physlcal
nd natural environrnent.
S, To advance the Christian reli8ion for the benefit of the public in accordance with the doctrines of the
Church of England.
The charity ijoes not raise funds direetly from the public.

The trustees have complied with their duty in section 4 of the 2LKJ6 Art to have due regard to guidance on
public benefit published by ihe Commission.
ACHIEVEMENT ANO PERFORMANCE
Charitable actlvltles
The charity continued to expand its housing stock available for affordable rent receiving a gift of
property, bringing the total to 5. Investment was made to upgrade two of these. In addition, housing
support was given to a family made homeless. Grants wefe made to Christian charities.
The Trustees continued to look for further opportuniiies to expand the affordable housing stock.
The charity principally provides a benefit by making housing available at affordable rents to those who are
vulnerably housed or having difficulty finding housing. Housing continues to be provided to refugees
relocated from syria and Afghanistan under UK Resettlement Schemes as well as a property let to an
ex-pri50ner. All of these found accessing housing difficult and provision by the charity ha5 provided home5
and stability for the tenants and their families.

FINANCIAL REVIEW
Reserve5 policy
The charity maintains suff￿Clent reserves to ensure that the requisite maintenance of its properties can be
undertaken in a timely way and to ensure that it 15 able to meet the interest payments on it5 loan5.
The charity achieved a surplus for the year of £360.64012023 £15,682).
At the end ol the year. the charity had cash and bank reserves of £25.70312023 £8.4851.
The trustees are confident of the ability of the charity to tontinue as a going toncern in the foreseeable
future.
STRUCTURE. GOVERNANCE AND MANAGEMENT

The charity is controlled by its governing docurnent. a deed of trust dated 17 March 2020 and constitutes
an unincorporated charity.
Recrultment and appolntment of new trustees
The procedure5 for the selection and appointment of trustee5 are set out in the governing document.

The trustees have a duty to identify and review the risks to which the charity Is exposed and to ensure
appropriate controls are in place to provide reasonable assurance against fraud and error.

I report to the charity trustees on my examination of the accounts of Oxhaven Trust Ithe Tru5tl for the year
ended 30 November 2024.
Responslbllitles and basis of report
As the charity trustees of the Trust you are responsible for the preparation of the accounts in accordance
with the requirements of the Charities Act 20111.the Art'l.
I report in respect of my examination of the Trust's accounts carried out under Section 145 of the Act and
in carrying out rny examination I have followed all applicable Oirections given by the Charity Commission
under Section 14515llbl of the Act.
Independent examiner's Statement
since your charity's gross income exceeded E250.(KXI your examiner must be a member of a listed body. I
can confirm that 1am qualified to undertake the examination because l am a member of the Association of
Chartered Certified Accountants, which is one of the listed bodies.
I have completed rny examination. I confirm ihat no material matters have come to my attentlon In
onnection with the examination givin8 me cause to believe that in any material respect..
accounting records were not kept in respect of the Trust a5 required by Section 130 of the Act.. or
the accounts do not accord with those records., or
the account5 do not comply with the applicable requirement5 concerning the form and content of
accounts set out in the Charities IAccounts and Reports) Regulations 2008 other than any
requirement that the account5 give a true and fair view which 15 not a matter considered a5 part of
an independent examination.
I have no concerns and have come across no other matters in connection with the examination to which

ACCOUNTING POLICIES

These linancial Statements have been prepared in accordance with Accounting and Reporting by
Charities.. Statement of Recommended Practice applicable to charities preparing their accounts in
accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland IFRS
1021 (effective l January 20191, with FRS 102 and with the requirements of the Charities Act 2011.
Income
All income is rectsgnised in the Statement of Finantial ActivTtie5 once the charity has entitlement to
the funds, it is probable that the income will be received and the amount can be measured reliably.
Expenditure
Liabilities are reeogntsed as expenditure as soon as there is a legal or constructlve obligatlon
omrnitting the charity to that expendrture. it is probable that a transfer of econornic benefit5 will be
required in settlement and the amount of the obligation can be measured reliably. Expenditure Is
accounted for on an accruals basis and has been classified under headings that aggregate all cost
related to the caiegory. Where costs cannot be directly attributed to particular headings they have
been allocated to activities on a basis consistent with the use of resource5.
Grants offered subjed to conditions which have not been mel at the year end date are ngted a5
comrnitment but not accrued as expenditure.
Investment property
Investrnent property is shown at most rètent valuation. Any a88re8ate surplus or deficit arising from
changes in fair value is reco8nised in the Statement of Financial Activities.

The charity is exempt from tax on its charitable activities.
Fund attountln8
Unrestricted funds can be used in accordance with the charitable objectives at the discretion of the
trustees.
Restrided funds can only be used for particular restli￿ed purposes within the objects of the charity.
Restrictions arise when specified by the donor or when funds are raised fgr particular restricted
purposes.
