Throughout this reFMJrting period, our efforts have been Lx)ncentrating on rasing the necessary funds
of £1.5m to construct a commLJnity hub and we have made Signifi￿nI Progress towards achieving this
goal. We also concentrated on going out to tender and getting the groundworks started as this takes
away ¢)ur biggest risk.

We were incredibly fortunate to receive a generous grft of land Irom Bloor Homes South West in 2020
which enabled us to advance with our plans to build a community hLb.
All essential planning permissions have teen successlully secured, undersLoring our dedicats'on to
being a communlty4ed initiative that calers to tjoth present and future needs.
This project has been no easy feat but despjte having namgaled through unfamiliar territory and al
times quite daunting and challenging, with detemination and perseveiance we saw each challenge as
an opportunity tor growth. we have leamed a lot through this transfomative joumey and discovered
the power ol persistence and continuous leaming. Every set back served as a steppingstone towards
progress. The process of building something meaninglul for the community has been immensely
rewarding, proving Ihat even amidst u￿ertainty, passKJn4riven actions can lead to tarrfJible
outcomes. We will keep going.
Our deslinalion is to cullivate a wbranl commLJnity within Wilstwk & Stockmoor where individuals are
eager to live. work. play and leam - a concept known as pla￿Making. Investing wi1s￿k￿ub will
not only ¢reate a valuable community assel but also inspire residents tolh current and prospective to
leverage all that we collectively hold dear in fostering everyone's health. happiness and overall well-
being.

wildlife. being taught by older people to younger people makes it a muttigenerational project.
promoting mental and physical wellbeing for all ages keeping everyone active, taking notice of the
environment around them and how rt can be enhanced looking after and nurturing our natural wortd.

It is amazing what okler folk can teach Irttle folk and little folk always see the extraord¥wy in the
ordinary. We have already seen the impact on helpirg people's Mental health.
We extended invrtalion$ to Migrant young families fiving in a hotel 1 mile away to join in with
communty activities. many of them came and were so grateful. the ¢hildren were so happy it melied
our hearts. That one small step made a huge difference to Ih8ir innocent lives. We sourced their
home country's treats too. Quite a lot have been integrated wrto local nurserieslschools.
The '8ig Lunth. is our most SU￿S1u1 event throughout the year. attracting over 500 people. ￿inging
them t(NJdher is tnJly wonderhjl as there is a lot ol loneliness and isolation within our community.
This is an annual event where we fundraise and the ￿MMUnty get on board knowing every penny is
going towards the pr¢Jgression of the communty hub. it is a perfect opporttjnity lo talk to people and
showcase the wogression to date usir¥J an exhibition stand and il keeps us up to date. listening and
confimiing their needs are still the same or new ideas. People also approach us about hiiing the hub.
We held lots ot other events building a strong following as well as gainirvJ new volunteers.
Partnership Working

great lo work with Livewest keeping ￿nnected wth their residents and giving support where we can.
BIwT Homes South West, we conlinue a great friendly working relationthip with them and are grateful

Quantock Landscape Partnerthip Scheme. fund&J by the National H8ritage Lottery comes to an end
March 2025, We have thoroughly enjoyed working ￿1￿ them and leamt a lot, we will continue the
natural environment activities leaming within our community and keep the connection with the
Quantock hills whid) is precious to all who live hefe and tyjr community hub will sit al the f¢x>t ofland a
view of the Quantock hills.
It has been very imrortant to keep doing events in the LY)mmunity, it keeps us conne¢*ed with our
benefiaaries including prospective, it builds trust and loyalty keeping and encouraging new end useTS.
There are a lot of Veterans past & seNng living in the ￿Mmunity who Come to chal wlh us wantir¢g
to help aThJ ofler Iheir services which is really useful to U5 now and in the future. They want a place to

We tried everything to get the youth on board with the Nature activities but failed miserably with the
maj'ority as they fe￿ it was too boring. so this is something we really want to work on to get them
involved, It is hard for the Youth as we have no building for them to use. the novelty of doing things
in tents has wom off. They have said they are excited to be hawng a Youth club in the hub.
We have been trying to get a communty Lottery to take off but it has been very slow. We intend to
leaflet through doors as other forms of social media are not working. It is hard to know if the reason
is because of the Cost of living. Having spoken to different groups doing the same in their
communities, it takes twne to get going. We will persisL

Istockhub is a private ts)mpany limited by guarantee without capital share. The c¢Jmpany was
incorporaled in April 2015 and is registered in EnglarKI Wales with company number 09566460.
The company obt&ned charitable slatus in July 2018 with - charity number 1178906. The 9)verning
document is the memorandum and articles of association.
The trustees can confim that they have complied with the requirements of 5eclion 4 of the charities
Act 2011 to have due regard to the public benefit guidance published by the Charity Commission for
England and Wales.
The trustees are respKJnsible for the generaf control and management of the charity.
All truste8s give their lim& freely and rtteive no renumeration or other financial benefit.
Board meetings are held four limes a year wilh additional meetings ￿nVened as required for decision
making and matters arising between the four regular meetings.
The Wilstockhub holds an Annual General meeli￿ and aims to always be open and accountable.

Reserves pollcy
As a relatively new charity still establishing levels of inojme. we have rL)t yet created a formalised
reserves ￿licY. However, it sh(MJld te noted that we do not have any creditors or linancial
commitments and therefore we can curtail our expendrture to ensure a healthy reserves18vel is
maintained. As the charity develops. we would anticipate our annud expenditure to grow and
consequently holding a reserve equivalent to six months 'expenditure would appear prudent whilst the
aTd considers the establishment of a formal policy. This policy will involve a review of anticipated
spending against known levels of ir￿￿me, to determine our reserves requirement.

The fourth year operating as a charlty has teen exciting and we know the best Is yet to Come.

Our aim is to build a communlty hub in a new developmenl, currently housirKJ 5,000 residents with no
community facilities. building a hub will prowde a way to deliver muthple services to
meet the needs of ￿M￿￿jnty.
The Why:
Having held multiple community consultations of different t￿eS to reach ￿1 age groups and making
sure, everyone has an equal voice. we have found the vision together. We are a COMff￿nity-1ed
proj&ct. This has formed the design of the building, it will be fit for purpose, th"nging in vital services
which are greatly needed to make a change to people's lives whilst also enabling the Ictal economy
lo ttourish by encouraging and wholly supporting sorid enterprise.
The dltteren¢e we wlll make:
A community hub will be the beating heart of the ￿MMunIty, inspiring and emwwering people, giving
everyone inclusively. opporbjnities to improve Iheir quality of life addressing health and menlal
wellL*ing, social inclusion to help combat loneliness aThJ isolation, giving a sense ol bèlonging and
identsty and taking pride in the pla￿ they dl live.
This will allow people to live in a multigenerational ￿nnected wmmunity. we believe that social
infrastructure is part of liwng in a healihy scKiety.
Working with partners such as Local Authorities. Police. Developers, Housing Associations, and
others we continue to glow on the platform we created and stay strong.
We continue to gain essential skills and leam more. Building more skills and Confiden￿ in going
fon¥ard tog8ther. You never stop leaming.
The Trustees still enjoy an excellent relationship as a team keeping us strong and loyal to our cause,
we draw on each other's strengths arKI skills. We are all happy and proud with what we have
achieved so lar on our joumey tcxJether. The facl that we can sèe the dFfference in the PToject's
progression is so rewarding it keeps us motivated and dedicatèd. Good leadership, a clear strategy
and engagement make it successful. ALx)ve dl we love our community.

us to deliver our objects. We are committed to working wilh funders to support our clear need. Once

Imlstock and Stod(moor is a new develowient of over 2.000 homes with another SOO planned.
Placed either side of a natural county park (fiooj zone) Wilstock village is out on an arm a mile down
the road from Slod(moor. We are well located just off the M5. Junctton 24 whith is Ide￿ for travelling
to work down to Exeter of up to Bristol and beyond.
We are on the edge of the Quanlc¢k hills- an area ol ￿tstandIng natural Beauty. There is a gC￿ mix
of housing. Employment opportunities are high. we have the new nwlear kx)wer Stat￿n- Hinkl8y
Point C, only 13 miles away. peoFle have moved here from all areas of the country and Europe. S
rniles away We have a gianl state- of- the- art battery cell manufacturing facility which will be built
crèatsrKJ up to 4,000 jobs.
Unfortunately, S106 monies intendgJ for us were diverted to highways, leaMrwJ 5.000 peopfè and
growing without any communty facilities. We worked in partnership with 'Locality 'the national
organisation for 'Action on comnwnits'es 'who produced an 'Evidence ot need 'retxJrt which o)nlirmed
we need a community building.

Grants recelv•ble
Grants are recognized when the charity has an entrfement to the funds and any condttions linked to the
grants have been mel. Where performance conditions are attached lo the grant and are yel to be met.

The charity is considèred to pass the tests set out in Paragr8ph 1 Schedule 6 of the Finance Act 2010

Accordingly, the charity is potentially exempl from taxation in respect of income or capital gains received
