Heath Street Baptist Church was established as a congregatlon in 1861 and its
building dates from 1862. Governance arrangements were revlsed in a Charity
Commission Scheme sealed on 25 October 1937 and until April 2018 it was an
excepted charity. Since 18 Aprll 2018, the Church has been registered wlth the
Charity Commission a5 a Charitable Incorporated Or8anisation. The congregation
malntalns membership of the Baptist Union of Great Britain and the London Baptist
Association.

REPORT OF THE DEACONS
Governance and management
The church operates a5 0 Charftable Incorporated Organsation under the rules of rts CIO constitution.
At the end of the year there were 33 members ol the church with no changes in the course of 2024.
Quarterty church meetlngs are open to all interested people but on the relatively few occasions when
votes I￿ ￿quired only members may vote.
ObJertlves and artlvities
The prlnclpal purpose of the CIO is: The advancement of the Chrlstlan fatth accordlnB to the prlnciples
of the Baptist denomination. The church may a150 adv4nre education and cary out other charltable
PLJrposes in the UK andlor other parts of the world.
Public benefft Statement
As a registered charty Heath Street Baptist Church, through its members and its Diaconate, is aware of
the Charlty Commlsslon's guidance on public benefft, especlalty In the advancement of rellglon. Our
servlces of worshlp are open to all. We see our building as a valuable resource to the local community
and it 15 open for actlvity on most days of the year. The church premises are used, or hlred, by people of
all faiths or none and by both secular and Christian organisations and groups. We provide activities and
seNices direttty each week to local chlldren, from babies to young teenagers, and to homeless and
vulnerable people. We also offer concerts Inormally f￿e entry) to the local community and support
community choir. Pastoral care and support are offered to all.

The financial statements whlch follow show receipts and payments for 2024. investments and reserves
balances at the year end and known liabilities for 2025.
Flnanclal rlsks
In 2021 we borrowed £500,000 for a ten-year perlod on a variable interest rate to secure the purchase
of a manse for our Minister and his family. The interest rate change5 in line with the UK bank rate. We
arè satbsfted that for 2025 we are on track both to repay capital Iplanned to reduce to zero after ten
years) and interest on the remaining Sum.
Several years ago the church made a short temi loan of £25.IXIO to support Mlsslon Houslng In the
acquisition of a family home for John-Henry Baker and hls famlty withln reasonable reach of the church.
Th￿ loan wa5 termlnated during 2024 when an alternative source of sUPPOrt was found and the capital
sum was returned to the church in full.
Our reserve5 at the end of 2024 were £14.024 lowerthan at the prevlous year end, largely due to repalr
and maintenance cornrnitments. Costs rise relentlessly. especially in running the buildin85 and keeping
them In fair condition.. nonetheless our accounts show that we are reasonably confident of financial
vlability forthe coming year. Our reserves polky Is outllned within the accounts whlch follow.

Secretarfs summary of maln activities and achievements in 2024
Heath Street Baptist Church is a welcomlng and Inclusive communlty in the heart of Hamp5tead. 2024
was a year marked by deepening discipleshlp and shared mission wilh other churches. along wrth more
interfaith collaboration with other religious communities.
Ouf spirited Sunday mornlng services remained the focal point of our collertlve worshlp, gathering our
dlverse communlty together In fellowship and pralse. We also retumed to Zoom overthe Advent period.

Underthe leadership of our Minister, Ewan KSn& worship services were enriched bythe talents of young
people, v151ting musicians, the Heath Street Choir. a great many guest readers, and Visitin8 P￿a¢her$
such as Charles Hampton, Christopher Southgate, Andrew Glennie from 5t And￿W,$ Frognal, and Rev
Claire Wilson.
Ewan Kin<s p￿a¢hIn& which is such a draw and hiEhli6ht of church life at Heath Street, wa5 partlcularly
rich this year, with a standout belng something of a flnale before Advent, a study of various biblical texts,
Illumlnated by the seven Chronlcles of Narnla by CS Lewi5. Ewan led us in biblical reflertion wlth the help
of those stories, so replete wilh theological concepts and scriptural alluslons.
An excltln8 new ministry developed from a new connettion wrth our Anglican brothers and sisters at
Emmanuel Church, West Hamp5tead. We started working with Revd Dr Catriona Laing, the Irelativelv
newl Vlcar to put on Sunday evenlng Talzé servlces once a month, alternatlng the hostin8 duties
between our two thurch buildings. Revd Laing leads the worshlp, and our own Ewan King the music.
These servlces have a focus of youn8 people. and young people (from both tongregationsl have played
the Instruments that accompany those gathereil as they sing the Taizé chants.
Taiié 15 an ecumenical communlty run by an unusual hoty order comprtslng both Cathollcs and
Protestants. The brotherhood has a ministry to the young, and thousands of young people a8ed 15-30
travel to France every year to stay with the communSty for a week of prayer, reflection, worship and
Blble study. In October half term we Joined these pllgrlms, with church members WI￿ Merttens and
Frida King, along with Highgate URC Sunday School teacher Jessica Zhu, making their way to Talzé for a
week's retreat.
Ewan King participated in variou5 activf(les surrounding the unveiling of a plaque In Vlenna
commernoratlng Arnold Koster, a German-born Baptlst pastor and one of the mosl promlnent Christlan
volces of reslstante to National Socialism in the German-speaking world In the 1930s and 40$. Ewan
lertured on Koster at Mollardgasse, one of Austria's oldest Baptist churches. An article about the

Our interfaith work continued in varlous ways, for instance with our participation in the Mitzvah Day
ollectlDn with Souih Hampstead Synagogue. Our Minister Ewan King ha5 been busy helpin8 to revive
the Hampstead and Westmlnster branch of the Councll of Chr15tlan5 and Jews, and was elerted Co-chair
with Rabbi Rose Prevezer. It Is earty sta8e5, but they hope to encourage different kinds of dialo8ue
between congregation5. This was in additlon lo our contlnued partlclpatlon In the Churches Together In
Hampstead organisation.
Exciting news came when we found out that two church members who had to move away are retumlng:
Zahra Safaryazdl and Emad Eisapour are both golng to be worklng wlth us, with Emad helping with our
worshlp music offering and Zahra assisting with Sunday Club and other children's activities.

Thi5yearalso saw Lydla Bakeras an Asslstant Leader of Sunday Club. Lydia's year5 of experienceteaching
dance to chlldren and young pec)ple have enrlched and expanded the learnlng and worshlp of the
chlldren, Furthermore, her ski115 Hs a seamstress have seen her create some bespoke resourtes for the
chlldren's activlties. Together, Wilf and Lydia have started exploring the 'Godly Plav pedagogy a5 a
dlrertion of travel for Sunilay Club.
We had varlous Items of happy news from members thls year, IncludlnR the blrth of All and Lella
Ghasempourfs second child, the healthy and bright little Elisa Rose who came to us In the spring. Ewan
has submitted a ph.D. thesls In the theology department at King's College. London.
The Heath Street Choir was led this year by Laurence MorBan. known to the church as a sinBerfor some
years already. Their concert on 22 November for St Cecilia's Day was a hlghllght, wf(h the Choir slnging
Purcell's 'Welcome to all the pleasures, and a settlng of Paul Slmon'5 'Sound of sllence, by the Choir's
#¢¢ompanist, Gus Tredwell.
Special thanks to those who regular￿ volunteertime and effort at Heath St￿et. Of course, to those who
help out at Contad Club and keep it runninB every Sunday. To Robin Thorne, who continued to maintain
and improve the webslte, addlng some very slgnlficant Improvements to functionaltty and desi8n and
keeping it current. To Eleanor Patterson, who continued to edit our newsletterfromthe USA ToTheresa
Thom, who sets up the Eucharist with care and diligence at communion services. And finally our Sunday
momlng stewards. especlalty Annie Fang and her regular helpers Helni King and Penny Carnegle.

in 2022 as part of the Property Fund. Income from letting rooms at the rear of the Church
basement is now identified as contributing to the Church'5 General Fund, while income from
letting the adjacent building, 84A Heath Street, 15 allocated to the Property Fund. 2023 figures
include both a correct allocation for 2023 and an adjustment for 2022. The 2024 figure for'rear

As noted on the previous page in Note 2, Heath Street Baptist Church undertook a ten-year loan in 2021 to
assist wlth the purchase of our new manse. The loan was £500.CQO and at the end of 2024 the balance
owed was £313.504 lat end of 2023, £390.2141. At the year end the interest rate was 6% Ifrom 2.85% at
the start of the loan in 20211.
Our buildings are held in trust by the London Baptist Property Board. The Church bullding is insured for
£8,888,320 and the adIa￿nt building for £1,245,540. The manse was purchased in 2021 for £1,646,500.
School walkway project: provision was made made In 2024 for work on the south side of the Church building
where a walkway providing access to the school building has been the subject of repair for safety and
to avoid further deterioration. This work requires completion in the summer holiday of 2025 and there is
provision for this in designated reserves.
