Ob"ectives and Activities
The oblective5 of the CIO are the advancement of the Chrlstlan farth and Chrlsttan educatlon. by the
provision of accommodation, seminar, conference and retreat facllitoes at Westwood Mission, Golcar.
Huddersfield, wlth the facillties availablè for the local ￿MmUnity to use too. The CIO was reglstered
In April 2017 and took over the attivities fomierly conducted by We$￿00d Misslon Trust wlth
effett from 6th May 2017. The trsjstees of the Westwood Mlsslon Trust agreed to transfer all propertv,
assets and operations of the Trust to the CIO at thelr meeting on 6 May 2017 and from that date on all
transactions have been recorded in the •¢¢ourrts of the Westwood Christlan Centre.
The property acquired was appraised by a professl¢)nal surveyor In June 2017 and the valuation of £5￿,(KX)
has not been updated Since then but has been used for these finanaal statements.

The 2023124 financial year started with repair work Still on80ing to rectify flood damage caused by
a burst pipe in the prevlous financial perlod. Fortunately the fvll cost was covered by an insurance
clalm received in the 23124 year. With that issue resolved. the wardens were able to support an
increase in the number of bookings which increased during FY23124 by nearly 15%. Cost inflation
meant that we had to increase prices which also lifted our income for the year.
The warden team worked well tO8ether during FY23124 and strong relationship5 have been forged
between Nlkki, Hannah and Jonny. Through their contacts they continued to attract new groups to
Westwood which helps to diversify our client base. As mentioned in previous reports, the trustees
are mlndful that thelr objective is not to compete with local hotels, but to offer a place for Christian
study and retreat as a peaceful sanctuary.
After every up there seems to be a down, and that is that the cost pressures frdced by the Cent￿ and
our guests contlnued throughout FY23124 and into FY24125, which eventually resulted in a Sharp
drop In bookin8 revenues in the Autumn of FY24125. A8ain, bookings have bounted back though.
The trustees believe that due to the wider client base and an Increased level of t)ookings. the centre
remalns viable, despite continulng cost pressures.

Faced wlth much higher energy Costs ènd increaslng mortgage payments. the trustees have not had
the cash available to invest in the planned improvements. However. the need to improve energy
efficiency and sustainability remains poramount and will be pro8￿$Se￿ 35 quickly a5 possible. We
contlnue to refurbish rooms as necessary in order to improve the standard of attommodation
offered and ensure that It is appropriate to, and safe for, current requirements.
Flnancial Revlew
Full details of the financlal transactions for the 12 months to 31 March 2024 are contained in the
attached accounts. The income for the year on un￿$trI￿ed funds wa5 £102,708, which was an Increase
of 30% compared to the previous 12 months, due partly to the receipt of an insurance payout to cover
the cost of repairin8 damage from a burst pipe and also the consequent loss of booklng income.
Income from premises hire Int￿a$ed by over 20% as activity increased despite the cost of livln8
pressures. After deductlng expendtture of £106.018, higher than the previous year due to the cost of
flood repalr work and higher mort8a8e interest costs, the net result was a deflcit taken to unrestrirted
funds of £3.310. There were no transactions during the year on restricted funds for our roof appeal,
whlch stands at £1.967.

The CIO retains modest cash reserves to meet expenditure as incurred. The trustees are aiming
to Increase the cash rese￿e$ held in order to provide better protection against fluctuations in income
or expenditure of the charity, with the objective of holding cash reserves sufficient to cover up to
6 months of operating costs. The cash reserves held at 31 March 2024 were £13,103, with tash expenses
in the year of £93,192, representing just under two months of cover.

The trustees consider that there are four key risks to the fund .
Deterioration of the buildin&
Any restrlction being placed on the charity's actlvities:
Increased costs of workin
Unexpected loss of warden staff.
The risk to the building is mitlgated by the ongoing maintenance programme
and regular inspections by the wardens
The Trustees are not aware of ony lrnmedlate threat from the other risks, but revlew
the situatlon at each meeting. As at the end of the previous financial year. the major risk
facing the centre remalns the Increase in energy and operating costs and rising interest
rates. Not only will this force up our operatin8 costs. it is Ilkely to reduce the disposable
income of many potential guests and reduce our visitor numbers.

to presume that the charlty will continue in operational existence.
The tru5tee5 are responslble for keeping proper accountln8 records which disclose with reasonable
atturacy at any time the financial position of the charity and to enable them to ensure that the
financial statements comply with the Charities Act 2011. They are also responsible for safeguarding
the assets of the charity and hen￿ for taklng ￿aSOnable steps for the prevention and detectlon of
fraud and other Irregularities.
