In 1981, a parcel of land was sold for the purpose of building 3 houses. The proceeds of this sale were largely used for the butlding of the pavilion. The cost of thls is shown on the balance sheet at £289.755. A strip of land was sold in 2006 realising £43,943 after deducting the le8al costs. Depreciation is charged on the Fixtures and Fittings only at 20% p.a. on the reducing value brought forward. No depreciation is eharged in the Accounts for the tennis courts. This rellects the fact that the Tennis Club has a full repairing lease. All rrinor maintenance cost5 and general running expenditure is written off each year against income.
SINXING FUNDS TheTru5tee5 have set up a Slnking Fund towards the cost of renovations to the pavilion and amenities in the future. In addition the Trustees have considered it prudent to set aside each yearthe c95t of the Investment into the Charishare Investment Trust referred tts in Note 6 as an additional Sinking Fund. as apposed to the annual tost of this Investment being included in Unrestricted Funds. CHARISHARE COMMON INVESTMENTTRUST The Trust is obllged to Invest each year a sum of £1,300 into the above Trust which is managed by Black Rock Fund manager5. However, dye to the pandemic this was not done durii4g thi5 financial year. The total Investment at 31 March 2026 was £36.2(N)12025- £36.2001. The value of the fund is notified to the Trust evèry 3 months. REPORT TO THE TRUSTEES OF ST SEBASIANS PLAYING FIELD TRUST ON THE ACCOUNTS FOR THE YEAR ENDED 31 MARCH 2026 AS SET OUT ON PAGES I TO 7 OF THE ATTACHED FINANCIAL STATEMENTS RESPECTIVE RESPONSILITIES OF THE TRUSTEES AND THE EXAMINER As the charity's trustees you are responsible for the preparation of the Accounts. You consider that the audit requirements of Section 43121 of the Charities Act 1993 Ithe Act) does not apply. It is my responsibility to state, on the basis of procedures specrfied in the General Directions given by the Charitv Commissioners under Section 4317llbl of The Act, whether particular matters have come to my attentlon. BASIS OF INDEPENDENT EXAMINERS REPORT My examlnation was carried out in accordance with the General Directions given by the ChaTity Commissioners. An examination includes a review of the accounting records kept by ihe charity and a comparison of the accounts presented with those recoTds. It also includes consideration of any unusual item5 OT disclosures in the account5 and seeking explanation from you as Trustee concerning any such matters. Structure
The Trustees meet four times each year, or more frequently as required, with one meeting being the AGM in September.
The day to day running of the Trust’s playing field and pavilion assets is carried out by the St Sebastian’s Sports Club, comprising assigned members from the cricket, tennis and archery clubs which are the prime site users.
Trustees are recruited by invitation with two recruited in 2025/26. Invitations are made after all Trustees are agreed that the new Trustee will bring an accumulation of wisdom and professional experience that will be to the benefit of the users of the St Sebastian’s facilities.
Activities and Objectives
The Trust’s primary objective is to promote sports and social activities to the benefit of the communities of Wokingham and Crowthorne.
In 2026 the Trust investigated the possibility of bringing a new sport to the playing field in the form of a new padel club to be added to the side of the tennis club on currently wooded land.
This investigation included a possible self-funded development in partnership with the Lawn Tennis Association or alternatively the bringing in of an investor / developer / operator.
After an extensive process the Trust came to the conclusion that using its own funds would excessively concentrate the Trust’s assets and compromise the ability to carry out other investments in the site. The dialogue with the investor was discontinued after difficulties were encountered in freeing up adequate space for courts in an area where trees needed to be maintained.

Achievements and Performance
The Trust is effectively an arm’s length landlord to facilities which are in daily use to promote not only the sports clubs but also a wide range of social and wellness activities which include pilates and yoga, Slimming World and U3A bridge clubs as well as a Scrabble club.
Each of the sports clubs has increased its membership in 2026 so that there are now around 750 members participating in the three sports all year round. Each club has a Junior section and takes specific actions to encourage inclusion and support the disadvantaged.
The Trust allows the adjacent St Sebastian’s Junior school to use the playing field as its sports field whilst making a very low level of payment for a fully maintained and secure playing field.
Financial Review
The Trust’s accounts are published separately but the primary responsibility is to maintain and improve a nearly 7 acre playing field and a pavilion building for both the current and future communities of Wokingham and Crowthorne.
In this the Trust acts as custodian of assets which were first entrusted by the Palmer family in 1947. The first investment duty is to ensure that an adequate sinking fund is maintained to ensure that the pavilion building could be rebuilt if required. Once this duty is discharged funds are then available to improve the building and land assets for the benefits of users.
In 2026 a successful investment outcome has secured these objectives.
Looking Forward
The Trustees have the ambition to move from being conservative stewards of a charitable legacy to being more pro-active supporters of local causes which are in line with the sporting and social objectives of the Trust. This will require a more active investment strategy linked with a series of improvement projects. Trustees will amend current policies to effect this in 2026/27.
