**well by the community. The roof is is**
**some disrepair and there has been some**
**vandalism preventing as much use of the**
**building as hoped.**

reserves as expenditure has been
greater than income.
The majority of the expenditure has been
the ongoing costs and maintenance of
the building and expenses to John &
Angela for the work they do here.
£5,000.
The next greatest expense is utility bills,
over £3,000.
For the first year we have not had the
benefit of any grant income and have
relied entirely on rent income to the
building.
Year end unrestricted funds are £17,800
and £666 remaining from an Empower
grant for the floor cleaner in 2022.
The next year has already proven to be
challenging financially as we do essential
maintenance work to ensure we are
compliant with all our responsibilities
regarding the safety of the building and
having reduced income due to having to
close hire of the large hall through the
issues with the roof.
It may be necessary to waive our reserve
policy this year if it means we can do the
roof repairs should we need to match
fund. The mended roof will pay for itself
in term of income longer term. We are
really only surviving financially because
of the generous covid payments we
received in 2020 and I propose we spend
that wisely now to secure a longer term
future for the building.
