## **Report of the Trustees** 

## **2022/23** 

**The year has been another very difficult year in respect of the management of the Prince Alice Centre.** 

**A  one-year  lease  was  agreed  with  Little  Ducklings  another registered charity who provide nursery and preschool education took  over  the  occupation  of  the  building  and  running  of  the facility to October 2022. Prior to the end of the lease discussions were held about a longer-term lease but the Directors of Little Ducklings gave notice that the Company Limited by Guarantee and the Charity was to ceasing trading and therefore would not be seeking any further occupation of the building. A short-term licence to occupy was agreed to allow the Charity to remove its equipment and assets from the building.** 

**Fortunately, any outstanding rent and insurances under the lease was recovered. But several of the tenant’s obligations under the lease,  such  as  internal  redecoration,  required  on  termination were not fulfilled. But after taking legal advice and a protracted process  the  Trustees  were  unable  to  secure  any  contribution towards these costs.** 

**The Trustees  continued  to  invest  in the  building  to ensure  its future  useability  and  the  building  complied  with  appropriate standards.  As  the  building  has  been  unoccupied  the  Trustees have been required to take on a far more proactive role in the day to day facilities management of the Centre.** 

**The  Trustees  have  spoken  to  several  Preschool  providers  who were interested in taking on the building and the Centre has been marketed through a local agent. Several education providers have expressed an interest, and these will be pursued in 23/24.** 

**Fortunately, the Charity has adequate reserves to manage the unoccupancy of the Centre in the short to medium term. But it is hoped a new tenant will be secured in 23/24.**
