## **DUKE OF BUCCLEUCH BARNWELL TRUST** ## **Report of the Trustees** ## **2021/22** **The year has been another very difficult year in respect of working with the tenant of the Prince Alice Centre.** **The lease for the building with Little Ducklings Preschool, ended on 31 August 2020. The Trustees offered the Directors of Little Elms Nursery Ltd a five-year lease with the first three years being at a reduced rate to help once again to support the reopening and recovery of the facility after the pandemic. Unfortunately, we discovered over the summer of 2021 the Company was struck off the Register of Companies. After taking legal action a one year lease was agreed with Little Ducklings ( another registered charity) who took over the occupation of the building and running of the Pre School and Nursery from October 2021. Fortunately, any outstanding rent and insurance from Little Elms was recovered from the Directors after taking legal advice/action. Changes were made to the Lease to protect the Trust going forward. Initial signs are encouraging.** **The Trustees continued to invest in the building to ensure its future useability and the building complied with appropriate standards. Significant sums were incurred in repairing and improving the central heating boiler and the Trustees are pursuing the former tenant for the cost of the works as it was a tenants responsibility under the lease.** **Unfortunately, the project for the replacement of the rear extension that currently houses the boys’ and girls’ toilets is still on hold particularly has prices have soared. Trustees continue to review the scope for a smaller project for the rear extension.
