The premises oc¢uplod by the Synagogue, are leased from Arena Houslng Group Llmlted under a 125 year
lease dated 28 February 2007, at an annual peppercorn rent. Upon completlon of the lease a premlum of
£625,000 was payable. The lease include5 a clause prohibiting disposal of the property by the custodian
trustees. except that where the trustÈes are unable to continuE using the premlses. they are able to
surrender the residue ol thÈ lease at a £nil premlum to the le3seholders. As a resL¢It ol these clauses the
lease has no value to the Congregatlon as there Is no right of dlsposal. Therefore the valye of the lease is
not incorporatÈd into the balance sheet. Equal￿ the lease premium prepayment paid tsn completion has
no value to the congregation as It Is not z recoverable amount and $0 has been fully impaired on
completion and £nll value carried forward.
