Objgctives and aims
The Charity aims to provide in the fourteen flats which comprise the Cottage Horne5. accommodats'on for single
women in need of not less than 80 years of age, with a preference for Such women who are resident at IPE tirne
of their appointment in the area of Ihe Ancient Parish ol Bromsgrove 01 who have had a longstanding
oommrtment to the town of Bromsgrove.
Slgnlncant activilies
In planning the Charity's aCti￿lieS for the year the Trustees kept in mind the Charity Gommission's guidance on
public benefit.
The focus of the Charity5 activitres remains the aceommodation of eligible residents in the Charity's properties
and to ensur8 that its flats are maintained to 8 Teasonable standard and refurbished as the need arises.
Volunteers
The Charity ielies on the unpaid SèN¢ces of the Trustees and the voluntary help and advi￿ of a sperialisl histonc
buildings architect when apwopriate.
Achievements and performan¢e
Chgritable activitles
Throughout 2025 kne Charity sought to maintain and improve Its buildlngs and the site of the homes for the
benefit of residents.
Having ffinalised both design and speufi(xtion the new railing5 leading from New Road to the front of the
Charity's bwldings were installed. improving both Ihe appearan￿ ol the site and the Safety of residents
accessing their flats.
The Charity then went on to fully refvrbish tsvo of its flats to a high and modem stand8rd. bwng then able to
Welcome iwo new residents lo the Homes. The Charity h85 been able lo carry out fijrther partial refiJrbi$hment
and is planning a programme of work to improve the safety of all residents in case of lire. This takes place in
conjunction with a review of iis'lifeline. provision.

The Charity's inve5tm8nt is ils holding ir¢ the M & G Investments Nab"onal Association of Alrnshouses Common
InvestTnent Fund. Reserves a￿ plaeed on dep0511 with ils bank.

The Charity's prinupal source gf funding continues lo be Weekly Maintenance Contributions made by its
Residenls. supplemented by the income from its M & G investment.
The Charty accordingly 8ckrx)wledges the generous assistance ol local charitt.es in meeting the cost ol the repair
and restoi*ion of the gates, mentioned above.

The policy of the Charity is tr) maintain its M S G investment unless its fvnds are required for and property
applicable to its charrtable objects, and to hold accumulated castt to meet costs as they arise. The Charity tries to

Charities Act 2011 and "Accounting and Reporting by Charities.. Statement of Recomrnended Pracoce

applicable In the UK and Republic of Ireland IFRS 1021 leffectwe 1 January 20191. The Charity is a Public
