This is the eleventh annual report after C.l.O. Charity Regisiration was awarded on 29 January 2015.
The Trustees a￿ (in alphabetical order) Anlhea Cooper, Peter Finbow,(Vice-Chaiman) Jan Garfield,
Jon Garfield, Roy Gray, Jenny Holland (Secretary) Richard Holland (Chaimian), Fatima Howard and
Chris Strang ITreasurer). Th￿ more Trustees coukl be ap￿inted to reach the maximum number pemiitled
of twelve.
The method to be adopted for the recfuttment and aKwinlment of new Trustees is not fom81ised. but will
continue to be based on personal recommertdation of existing Trustees and local knowledge of any potential
new Tmstee. Appointment Is entirely within the remit of the remaining Tnjstees wrth no other petson or
b(xly extemal to the charity entitled to 8pwint a Tnjstee.
Management of the Association is achieved by an Annual Tnjstee rneeting, and much day lo day liaison
between individual Trustees face to face or by email or telephone, in accorclance wtlh our Constrtution,
POli￿e5 and Rules with the obiectivels) of the Asswalion for tthe relief of the elderfy being those aged 60
or over
by pmviding facilities which meet their needs and improve their wellbeing
regardless of
their personal background, faith, gender, race or personal arcumstances". In January 2020 Rule 1 relaling
to frequency and purpose of Trustee meetings was thanged to read -
a) There shall be one Trustee meeting Ftr annum in January or Febru8ry - to indude approval l adoption of
the Accounts for the preceding year, 8pprov8118doption of Trustees Annu81 Rew)rt to the Chartty
Commission, election I re-election of Trustees, and ele(Xion I re-election of Officers. but in practice the
Annual Meeting takes place later to allow longer time for the Accounts lo te prepared and Examined, while
retaining Constitution Clause 15 (1) (a) that allows any Charty Twstee to call a meeting ol the charity
trustees.
The Association's financial year runs 1 January to 31 December with *1 hoc financi81 reports to Tnjstees.
Our reseNes Policy is that adequate reserves a￿ maintained to cover costs of a) replacing Xhe Hut" roof if
necessary b) rep8iring other major stnjclural defects as they occur. and c) annual maintellance of the
building called llhe Hut. and other Contingen￿e5 while not increasing prices unnecessarily. The Association
does not hold funds as custodian trustee on t*half of others. No dorÈations or grants were given to other
organisations in 2025 as no requests for assistance had been received.
The main activities of the Association are-
Broadwa
House {senior citizens centre) is orerated under a September 2024 Lease Nwth Felixstowe Town
Council in for￿ unlil 4 September 2029. open every weekday moming and aftemoon and Saturday
momings, and is used by a number of local social dubs in the eveni￿$. We provide a wann haven for the
elderty but lo date outside and independent from any local authority "Wami pla￿. schemes. Thanks lo thè
team of volunteers manning the tea-bar.
he Hut. beach-front facility is operaled under a Lease with East Suffolk Council until 12 August 2029, 8t a
nominal rent. The e8rtiest that the Counul can give Written notice wll ￿ 30" June 2027 to end the Lease
on 31" December 2027. Nomially open for about 200 days each summer for groups of eldedy visitors from
Care, Nursing and Residential homes, elderly people's groups and the like. Demand conlinues to exceed
the number of days available. In accordance with the tems of our Lease, we continue to use our best
endeavours to repair and improve the slate and coThJition of the building.

## **Independent Examiner’s Report to the Trustees in respect of year ended 31[st] December 2025** 

## Respective responsibilities of Trustees and Examiner 

As the charity’s Trustees, you are responsible for the preparation of the accounts; you consider that the audit requirement of section 43(2) of the Charities Act 1993 (the Act) does not apply. 

It is my responsibility to state, on the basis of procedures specified in the General Directions given by the Charity Commissioners under section 43(7)(b) of the Act, whether particular matters have come to my attention. 

## Basis of my report 

My examination was carried out in accordance with the General Directions given by the Charity Commissioners.  An examination includes a review of the accounting records kept by the charity and a comparison of the accounts presented with those records.  It also includes consideration of any unusual items or disclosures in the accounts, and seeking explanations from you as Trustees concerning any such matters.  The procedures undertaken do not provide all the evidence that would be required in an audit, and consequently I do not express an audit opinion on the view given by the accounts. 

## Independent Examiner’s statement 

In connection with my examination, no matter has come to my attention :- 

- (1) which gives me reasonable cause to believe that in any material respect the requirements 

   - a) to keep accounting records in accordance with section 41 of the Act; and 

b) to prepare accounts which accord with the accounting records and to comply with the accounting requirements of the Act 

have not been met; or 

(2) to which, in my opinion, attention should be drawn in order to enable a proper understanding of the accounts to be reached.
