2025. The Trustees confimi that the Annual Rewt and Financial Statements of the Charity compfy wi(h

ETHOD OF APPOINTMENT OR ELECTION OF TRUSTEES

RISK REVIEW
The Trustees revwi the major risks Ihg Charty f*s on a reguLir basis. The Chanty generntes
ils thvn fundin9, does not rdy on grants arnl therefore bss of inccrfr* 1$ its most significant risk. The Charity has
established three main sources of income. b*'ng office tenanc￿ 8nd Licences to Occupy {48% of total income).
Hall leth'ngs, whth irKreased from 14% last ￿ io now 25% of told income aThJ Parking {21%1. The increased
income growth from hall lettings does provide an extra financial ¢ush￿n in the event of offKe space falling
vacant.

be changed to Lto. .
Pathing has gr(A¥n signifThndy by using pathing apps le.g. Your Parking spo￿ and Park Let) alongside direct
rentals. Pathing charges were irKreased at the end of the 2024 from £89monlh to £1001month, and we continue
to attrad direct payets, that are more profita1￿ for the Charty. Hall rettt4s ate to several repeat clients plus
wide var￿ty of other ad hoc bookings, aThJ as Mentio￿ e￿1￿ there has been signrfKant gr￿rth in haU18ttings
due to greater focus in the second haff of the year.
During 202412025 H￿se renta increased from £51.8k in 202>24 to £57.3k driven by ￿ Iwo Licences to
Occupy klentffj￿d above.

Wallinglon House is an old 2" li5t&J buikling and therefore the Trustees keep the potential cosl of improvements,
planned maintenan¢e and unforeseen repairs under regular review. At the erKI of 2024-25, the Charity held net
current assets of £172.1k and cash balances of £182.6k. The Trustees have d8signaled £128k of these funds
towards future e8ptsI prqeds. comwising £40k for the planned roof renovation and £88k for wider capital
improveffent works. The remainirwJ £44k is hehj as free reseNes in ￿COl￿anCe with the Chartys reserves
policy.

walli￿on House is a Grade 2. listed buihjing. Vlhen threatened wih demofr¢w in 1930, Publ￿ monies were
raised and the building was purchased by the Nal*)n4 Counal of Soual Service {now the Nalp)nal Council for
Voluntary SeNicel in 1931 for £1.705 ￿u$ expenses. to be run by the Wallington House Management
Commiltee, which ￿d3 then wistered as a CW in its ty•m r*Jht. The value of the building now for inSUra￿e
pU￿OSeS is £3.Sm and rt is insurèd with th6 Ecthsrdstical Insuran￿ Co Lld.
The Charity was f0m￿d to aThJ maintain Wath'ngion House the general benefit of the local
C¢)mmunty. The h￿se has a number of rooms a Hall for lettitvj and hire by indivklua15 or organisalions in
accor(Jance with the standard hiring agreement aThJ the scale of charges ath3pled for the year. The income from
lettings is used lo maintain the prcy8rty.
On 2 Aprl 2014 the Chwrty Chanty c{￿1$s1on approval to chan98 115 constrtution. It is now
Charitable Incorp￿ted Organizatbjn {CIO}. A CIO can wuire land ar￿ in Juty 2016 the Charty acquired the
freehold of Watlinglon House the NaIK￿￿ c￿nC￿ for Vc4uniary SeThice (NCVO). No consKleration was
paid.
GOING CONCERN
After making appropiiate enquiiies. the Trustee$ a reasonable eXp￿tatI￿ that Ihe charity has adequate
resources lo continue in cwatKJna exrSter￿￿ for the foreseeab18 ftrture. For this reason they contsnue to adopt
the going concem basis in preparing the finarKial statements. Furtlw det*'15 regar(ling the adWion of the
going concern basis can be ftsjnd in the Accounting Policies.

Reserves buffer <rf betsveen 3 and 6 months of regular ope￿1￿3 expenditure. wh￿h translates lo a financial
range of £22k lo £44k.
At the financial year-end, the charity hekj nel currenl assels of £172.1k and cash balan¢8s of £182.6k. To
maintain full fInanch￿ transparency and cfjmp￿ with Charity Commission CC19 guidglines, the Trustees have
fvlty rec¢)nciled and alkulod thi¥ balance as fd10¥￿.
General Free Reserves" £44.1k has been maintained to secure the maximum f￿rnonth operational
safety buffer.
Designated Roof Fund.. £40k has been f0m￿llY n￿enC￿l for an apwoved. essential renovation of
the main House roof scheduled for the c￿nIng financial year.

The Charty hebj nel Current assets of £172.1k at 30 September 2025. Full letting of the house. along with
meeting room, parking. and hal rental incon￿. supports a positive oulloc*. The Trust has cover for aknost
years of expenditure aTrJ wil ¢(￿lInUe to maxvnise its revenue to supp¢yt ￿ maintenance of the house, and its
use by the Ic¢al corrmunty. The Trustees have desunaled fvnds Ivwanls fLrture wlal prciects whilst
maintsining free resefves in line with th￿r reserves pdicy.
The Charivs totsl funds. exduding inveslnRnt property. as at September 2025 ￿QU￿t￿￿ to £172.166, being
£3,672,166 less Property of £3.5c￿}.QN)0 1£141.4LM as at 30 September 2￿241. The Trust continues wilh its
steady prtsjranme of repair ￿ refijrbishment. and as with all ￿ritage bUl￿n9$ this never finishes.
In December 2023 a Quinquennol survey was commissioned by the Trustees and conducted by Spires
Architects to establth the condrtWL of the bU￿ding. Kkntrfy potent￿1 repairs a￿$ therefore funding that may be
required.
