The Charrty Is consttiuted as a Company ￿mited by Guarantee, and is govemed by a Memorandum and Articles of Association as
a Charitsble Company. It is registered wth Ihe Charity Commissioners under Charity No 11541 S4. In 2014, the operations of the
Charity were transfeired Strealham Dawby and Joan Club, a registered Charty. The lease of the building used by the Charity

Management is in the hands of a Board of Trustees ￿￿id) ￿UallY meets al least 4 times a year and met six b'mes during the
2022123 financial year Iwth any other necessary or urgent decisions made by the Chair andlor by Board members in electronic or
telephonic communi￿tion. The Board currenly consists of fve Tnjstees. ineluding one representab.ve of the London Borough of

AIM AND OBJECTIVES
The principal purpose of the Charity as set out li its constrlub.rffl is to womote the h￿fare of older people in Streatham and its
envirtrns in any manner deemed to be tharitable.
The Woodlawns Centre provides older peoF4e a range of high waltty semces and activities that promote their independence.
Improve their health and well-being. value their diversity and help make later h'fe an enjoyable, fvlfilling and more rewarding
expersence.
PUBLIC BENEFIT
The Board of Trustees has referred lo Ihe guidanee contsined in the Charty COMMI￿10n,S general guidance on public benefit when
reviewing the Charty's aim and objecb.ves and in planning its fijture a¢tivities. In parlicular, members of the Board of Tnjslees

The Woodlasws Centre is Lambeth's on￿nal Community Hub part of the borough's Community Hubs Netr￿￿k. Thls
benefits not only the peqAe and community groups we prowde servi¢es for but also the wder Community through providing space
for other Char￿eS and members of the public to hold speual events. tunGlions, ffleet¥igs and Gelebrations.
Streatham had a strong community focus for much of the 201h cen￿ry bth a significant part of that began to thsappear in the earfy
1990's for a Trumber of locally-based reasons. Due to its long hist￿￿ in Ihe community and its status as a Communty Hub. The
Woodlawns Centre is perfecdy placed and plays a major part in community life and cohesion for local people and the wder
Streatham and Lambeth communities.
ACHIEVEMENTS AND PERFORMANCE
H8ving reopened Ihe Centre's door5 (folloNMng restrictions due to the Ccrfonavirus ICovid-191 pandemic and restri¢titsn$ under thè
Coronawrus Act 2020 and subsequent variations to it) in late 2021 for hiring and early 2022 for members, the Board of Trustees of
The Woodlawns Centre have now been aEAe to ensure that regular inC￿ne was finalty restored in 2022123 to its normal levels
throughout the year for the first time since 2018119.
Our services for oldeT people and the operation of the Charity are fijnded by letttng5 1 rental of Oie premisès. Whilst some of these
lettings are purely acti￿tr"e$ for generab.ng fitrnds, others go toNYard5 meets'ng our objectNes. At the end of the period of this report.
there were no offices vacant.
We are still working towards the completion of (xjr renovation plans, which will allow The Woodla￿$ Centre to provide a flexible
and fit-for-purpose space for a varièty of community meetings and events, as well as a unique venue in the local area for private
function5 including weddings. We have continued refurbishments io the main house induding redecorabng and new carpeb.ng and
these W(￿kS are still ong(4ng.
We are still affected by the Gontinuing impact of the Cor￿a￿￿lS ICovid-19) pandemic bui V+E are still keeping Charges to members
for attending their dub as low as possible. We continue to prowde membership at a fee of £12 per annum, addftional fees
charged for actiwties and refreshments.
We continue to lun a number of classes includlng seated exerrase. line dancing, games. quiz. day trips, Tai Chi, and our lunch club.
These acb"vibe5 have proven to produce signifficant improvements in the heath and well-being of older peo1￿e. We have seen
emdence of improvements in the older people use our seN¢es and have also received positive feedback on the pos11ive
consequent impact on both their ovffl family members and support ne￿rkS as well as the ￿der communtty. Existing day to day
seNices are being consistendy reviewed and new services added vthere fvnding Èllows. We will also work with partr)eTS lo provide
activib'es in our premises that benefft thjr members.
During the year, we have continued to work closely bmth partner organisations based at The WoodlavMs Centre, which indude
Streatham Darby and Joan Club, Woodlawns Asian Group. and Make A Difference Black Afro-caribbean Group, more recent
partners including Leigh Day Windrush Project and SrArth London Refugee Ass(￿18ti0n. as Y￿11 as other local partner oiganisab.ons
induding Outings for Older Soulh Londoners. The Board of Tntstees would like to exwess its watitude to all its parhers.

The Companrfs activthes are fiJnded by letlings and events held at the premises and small grants fow specific projects.
We are mlsch indebted to donors have contributed £830. Letlings. income wa5 £f05,651 for the ￿￿Ve-m0nth period, Véhich
ieflects our objective to maximise revenue opportunities from the capttal investrnent i￿￿[Ted over the years - this was affected in
this finan￿al year by c￿ona¥1[us restrKtions although less so than in the previous tsvo financial yeafs (see above).
The Woodlawns Centre conts.nues to work closely wrth ts patlners. Streatham Dart)y and Joan Club, the Woodlawns Asian Group,
the Make A Differente Black Afro£aribbean Group, Outings for Older Soulh Londoners, the South London Refijgee Association,
and Leigh Day Windrush Project. The Board of Trustees a¢kno￿edge$ thank8 the hdp L4ven in many areas by volunteers -
the period ol this report, 8 volunteers gave a totsl of 1386 hours of volunteer b"me.
STATEMENT OF THE RESPONSIBIUTIES OF THE TRUSTEES
The Trustees I￿0 are also Directors of The Wood[ab￿S Centre for the purFM)ses of company law) are
responsible for p¥eparing the Trustees. Report and the finan￿￿ statements in accordance V+ith applKable law and United Kingdom
Account'ng Stsndards {Untted JQngdom Generally Accepted Accounting Prath"ce).
Company law requires Trustees to prepare ffinanlaal statements foi each financial year ￿lch give a true and fail view of the stste of
the affairs of the chartty and of the incoming resour¢es and application of resources. including the income and expendi￿re of the
harity tor that period. In weparing Ihese financial slalements. the Tmslees are required to do the followng.,
The Trustees are responsible for keeping proper accounting records thal disclose reasonable accuracy at any time the
financial posib.on of the charitable company and enable them to ensuie that the financial statements comply with the Companies
Act 2006. They are abo responsible foi safeguaY(Sng the assets of the chartty and hence for laking reasonable steps lor the
prevention and detection ol fraud and other irregjlarities.
The Trustees hereby declare the following=
COMPANYS POUCY ON RESERVES
The Trustees, policy on reserves is to build up reseNes ewivalerrt to three months. expendttyre. in
accordance wlh Charity Commission guiddines. The Centre went throu￿ a difficult period financially after termination ol a ¢ontra¢t
ith Lambeth Council in 2009 but is now back on a sound financia footing and is building up these reserves again for use for fijture
capital works and maintenance. The doswe of Ihe Centre for a sizeable part of the prèvious financial year, due to ongoing
Coronavirus restricti(ms, has had a signifficant impact on its income and Tt had to ¢onb"nue to pay staff so was grateful for the
Government's conlnuat.on of the furtough scheme for as long as it WAS in place. In addition, during Ihat dosure, other overheads
such as utilty and olher bills had to conb.nue lo be paid and met from the Teduced incovne.
RELATED PARTIES
In 2004, the opeialions of the Charity were transferred from Streatham Darby and Joan Ckjb. a registered ¢hartty number 254702.
The lease of the building used by the Charity to provide its seNices remains the propety of the original Charity. All olher assets
and liabilitres were transferred in 2004. Strealham Darby and Joan Club Limited undertook the work previously carried out by the
old Charity until this in tum was transferred to the Chaiity known as The Woodla￿$ Centre in 2014. A decision was laken al the
2018 Annual General Meebng to dissolve the strÈ8tham Darby and Joan aub Limited Charity Inuwnber 11062741 and this work 1$
in progress.
This wll leave the original Charity - Streatham Darby and Joan Club Inumlxf 2547021- and Ihis Charty- The Woodlawns Centre

The frèehold of the Club premises at 16 Leitham Court Road. London. SW16 2PJ, was acquired by the London Borough of
Lambeth in 1968.. the premises We￿ leased to Streatham Darby and Joan Club (Ihe c4d Charttyl for a term of fifty years at an
annual rent of £1.
In September 2008, a new 99-year lease was agreed betsveen the London Borough of Lambeth and the Streatham Darby & Joan
Club. Some administrative errors were belate(ly discovered on the new lease bthich have been amended through a Deed of
Variation agreed by the Lonth)n Borough of Lambeth and registered the Land Registy in 2021.

Members of the aoard of Ttustees have undertaken a risk analysi8 and ¢onfimJ that normal business and financial risks have been
addressed. and that adequate insurance is in place. Intemal financial controls manage risk through the practice of procedures
which require authorisation of all transactions. The (xganisation has effeth.ve policies and procedures ¥*hich are regularly reviewed
to ensure that it effe¢tiveJy manages heatth and safety requirements. The risk assessment has been rewewed dunng this
accounting penod to lake into account the capitsl development prC￿arnrne and will be reviewed on an annual basis when those
works have been completed.
This Report has been prepared in a¢¢ordance y￿th the Statement of Recommended Practice Ac¢ounb"ng and Reporting for

Charitable expenditure comprises those costs incurred by the charty in the delivery of rts actsvrttes and services for its beneficiaries.

them.

The ¢hèrity is considered to pass the tests set out in Paragraph I Schedule 6 of Ihe Finance Act 2010 and the¥efore it meets the
definib.on of a charitsble company for UK ¢oiporabon ta¥ purposes. Accordingty, the ¢hattty is potentially exempt from taxation in
re$pe¢t of in¢ome or caprlal gains received wthin categories covered by Chapter 3 Part 11 01 the Corporation Tax Act 2010 or
Sèction 256 of the Taxation of Chargeable Gains Act 1992, to the extent that suth income or gairts ore applied exclusively to
charitable purposes.
Investmènt propertiÈs
Investment property is catried al fair value, derived from the currènt market wices for comp8rable real estate determined annually
by extemal valuers. The valuers use observable market prices, adjusted if necessary for any difference in the nature, location or
