The trust was set up as the Georgtan Twst in 201110 preserve for Ihe ben8fft of tho people of Wales and
the Welsh Marches and of the Nation. the hi5ton"cal. architecturnl aThJ constructional heritage that may exist in
and around Wales and Ihe Welsh Marc1￿ in Georgian and PrtrGwian trmjildings (including any structure or
erection. and any part of a building as so defined) of partKular beauty or hislorical. 8rchilectural or construdional
inleresL
On 12th Marth 2020 the name was changed to P* Gunter MansM Trust cyf lo refiect the Ictus on the Plas
Gunter Mansi¢Jn project. The trustees eonsidered changes to the obiects to retlect this change of focus but have
been advised lo keep them the same. The Trust tth)k the opp)rtunrty lo brin9 the Articles of Association up lo
date in January 2022.

Daling largely from the 17th Cenlury. Plas Gunter Mansion (37-39a Cross Street, Abergavennyl playeil a pivotal
role in the history of Catholicism in Wales anrj is dosely èsso¢iated wth Saints David Lews and Philip Evans. It
ha$ long been recognised as being one of the most important historic buildings in Abergavenny bul had fallen
into a perilous slate. During 2014-2015 the trust negob.ated an opkn.on a9reemenl with the owners to acquire the
building vthhin an 16 month ts"meframe for the sum of £150.1￿0. Dufing 2016 the twst undertook fvnd raising lo
enable it lo exerose the option. Over £10.000 vras raised through a Lyowdfvnding campaign and grants were
also awarded by the Pilgrim Trust of £25,000 and by the National Heritage Memorial Fund of up to £125,000.
Trus funding enabled the trust to exeruse the option and lo become the owner of PLqs Gunter Mansion in
January 2017.
During 2017 discussicA)s took plate a number ¢f Interest￿ parties ano potential funders in ¢Yder lo agree
the next steps. It was ag￿ed that a better underntsr#Jing of the building needed to be gained before a full
scheme could be developed ￿th conffidence. Aw)rdingly successful grant applications were made in 8Utumn
2017 to the Architectural Heritage FurKI and the H￿rtage Lottery F￿d for irwestigatw works for £5,000 and
£10.000 respectively.
The investigative works were undertaken durirvj 2018 and the reports delivered in earty 2019. Tr nevAy
renamed National Lottery Heritage Fund revised its grant programme in earfy 2019 and a rbew expressicn of
interest fomi wa$ subnitted arKI accepted by them during the summer of 2019. Unfortunately. followng the onset
of the Co¥id.19 pandemic, the National Lottery Hentage Fund closed ils grant fvrtding programmes, and v**en it
reopened for business in 2021. the Trust was required lo submit a r￿¥ Expression of Interest which ilias
subsequently a￿epted in May 2021.
The inlention of the work is to develop a comprehensive proiecl lor the restoration end re-use of the building.
During 2021 the trustees have retained the setvices of Th? Funding Centr•. a fundraisir¥J consultancy highly
experienced in Heritsge Fund aP￿1¢ab￿S. to suppm them thnxwh this proeess.
Income is provided by the letting of Ihree retail unts on the gr￿nd Iloof.. 37. 38. and 39 Cross Streel. Units 37
and 38 are SU￿esSIuI1Y let lo Moorings and Moor, a branding buskness. Unit 39 has been let lo Amatsu Massage
sincè January 2020. Both tenants renewed their leases li January 2022 for another years. Unit 39a is not tst
and is ocCUp￿d by the Friends of Gunter Mangon.

The upper IIOOTS of the building are left vacant prior lo restoration due to the fragilg nature of the historic buitding
fabric.

During 2021-the Trust came one step ¢Joser to ending its involvement in the successfv.lly délivered Plas
Kynaslon proiecl. The management company for the building, Plas Kynaston Managemenl Company Limited.
was Iransferred to the"leaseMolders in 2021. The freehokl of the l)uilding TrMII still be owned by tle trust together
with an outstandhng loan to Wrexham County 8orough Council of £20.000. This will be Tepaid at a Tale of £900
per annvm until 2026, vthen the expiry of a grant covenant {from the Cefn Mawr Townscape Heritage Fund grant)
will allow the Sale of the freehold interest lo provide funds lor repaYM￿l

Reserves Pollcy
It is the policy of the Irusl that unrestricted funds whth ￿e not been designated for a specific use should be

reserves at this level will ensure Ihal, in Ihe event of a signfficant drop in fvnding. they will be able lo conlinue the
Iru5t's ￿rrent activibes while ￿insIderatiOn 1$ given to ways in vthich addilional furyjs may be raised. 11 is
anticipated that it may lake a number of years to build reseriies to the desired leiiel.
