The constitution requires that there shall be a minimum of 3 trustees bul there is no maximum. New trustees must be appointed by a resolution passed by a simple majority al a meeting of the existing liuslees. The trustees musl hold at least four meetings each year. The chair of trustees leads all meetings. The day-to-day activities of the charity are managed by the director ol client seNices and the director of strategy and operations.
First Choice Housing Trustees, Annual Report IntInued) Year ended 31 January 2024 Objectives and actlvlties The objects ol the organisalion are lor the benefit ol the public: the relief ol poverty, hardship and distress among homeless persons, people with mental illness andlor asylum seekers in particular but not exclusively those living in the Swindon boiough, by provision of, or assistance with the provision of accommodation, support and advice. First Choice Housing has continued lo work with Swindon Borough Council and other Stakeholders to lind short term accommodation lor the homeless. Alongside this we provide individualised support for example. ¢ollaboraling with relevant organisalions for support with substance abLtse, mental health support seNices, managing GP and hospital appointments, communication with job cenlre. and budgeting lo manage service charge and other personal needs. We support our clients in managing and resolving Conflicts that emerge in a shared accommodation as well as with neighbours. We work with the police and probation services lo support the needs of some ol our service users to prevent them from re-offending. We also work with other providers lo gel our service users back into work, lor example referral lo Seele¢ Plus work and health programme. Some clients have attained CSCS cards. We make referrals to Swindon College and New college Swindon for our seNice users who need lo develop their English speaking and lting skills in order to find work and volunteering opportunities. First Choice Housing has sourced 10 houses within the local community accomrnodaling up to 42 individual male adults at any one time. This helps lo bLtild stronger communities where individuals have a sense of belonging and develop self confidence that they need to start oll with after homelessness. All funds received are used to facilitate housing lor the homeless. That includes renting houses Irom private landlords and bringing them to the required HMO standards, lully furnishing the house and maintenance ol the properties including repairs lo damages caused by clients, some ol vthom have mplex needs. To ensure the guidance on public seNice is adhered to. Iruslees met 4 times a year to discuss and review our services as per the trust deed and mel with the Housing Team Swindon Borough Council lo discuss the services that we provide. Trustees ensured that the levant Laws are adhered lo lor example working with the vulnerable, data protection, health and safely, tax and employment. Trustees have carried out and reviewed a risk assessment lo ensure that risks to the service users, the employees and the publi¢ have been idenlitied and weighted. Mitigation is in place lo minimise risk of harm and to make sure any harm that Fnighi arise is a minor consequence ol carrying out the purpose. During the fiscal year. our volunteers did office administrative duties, one-to-one meetings with clients to review support plans. minor repairs of properties, cleaning of communal areas, gardening and clearing ol waste.
First Choice Housing Trustees, Annual Report (Conllnuod) Year ended 31 January 2024 A¢hlevement$ and performance Foty two beds made available to provide short term accomrnodalion to the homeless and to support individuals in inlegraling back to life in the community. SeNce users can have an address, a basic need for all humans and a requirement by employers and seNice providers. We employ three lull lime staff and offer various contracts to traders from within the community ranging from professionals to maintenance people therefore ollering employment opportunities to the community. We keep service users safe in their accommodation therefore limiting opportunistic illnesses that homeless people lace when out on the streets. All requirements around landlord certification are mel lo ensure the safely of clients in the accommodation. We have a business plan that is reviewed quarterly lor sustainability of the charity's work. This ensures that our setvice users continue to receive much needed services without disruption. We have had meetings with potential funders lo discuss requirements and options for grant application. We collaborate with other housing providers lo discuss client needs and for referrals. We also collaborate with organisalions supporting individuais lo get back to work. How the impact is measured We used findings from the VCSE strength checker lo complete a risk assessment for the charity, review of policies and the development of a detailed business plan. All these have been done lo ensure 5UStainability of our work, safely and protection ol the rights of both clients and employees. Impact of services is deduced from client surveys including inlormalion on-. Annual Report l¢onllnued) Year ended 31 January 2024 Financial review The Irustees have established a policy to maintain unrestricted cash reseNes ol not less than 3 months regular operatSng expenses to include rent for houses occupied by ils clients. The charity's principle source ol funds is its conlracl with Swindon Borough Councll, lo provide supported living for the homeless, is the charity's prillcipal source of funds. The resources are used to source, fund. maintain the accommodation including lumishing, to cater for ulilily bills, staffing and to cater for the support needed for various complex needs of some ol our service users. The main risk lacing the charity is la¢k ol funding or grants. This continues lo hinder our ability to recruit highly skilled personnel with experience in working with the vulnerable with diverse needs. We therefore rely on other organisaliofts to provide these services or volunteers lo carry out some roles. At the 31 January 2024 the charity's unrestricted cash reserves amounted to £48.792 12023 £30,776). The charity's financial position at the 31 January 2024 does not meet the current reseNes policy however the Iruslees are confident this will be achieved during 2024. The charity has a positive working relationship with Swindon Borough Council who continue to refer clients. As more properties are sourced and occupied the charity will be able lo generate & maintain the required financial reserves. Trustees. responslbllities statement The Iruslees are responsible for preparing the Iruslees, report and the financial statements in accordance with applicable law and United Kingdom Accounting Standards (United Kingdom Generdly Accepted Accounting Practic81. The law applicable to charities in England and Wales requires the chartty trustees to prepare financial statements for each year which give a true and lair view of the stale of allairs of the charity and ol the incoming resources and application ol resources, of the charity for that period.
