FOR THE YEAR ENDED 31 MARCH 2025
Finance
Our fllMncAal reSol￿ceS continued to strengthen over the year, reflecÉing strong rental income from tbe Tennis Courts,
which was slightly above the previous year. We also continiied oiw lndep￿dellt fundraising efforts and organized our
annual inter-street quiz again in Spring of 2025. Once agaiffj we were delighted to see so many people froEn the local
community in attendance siipporting FBG'S fundraising efforts, alongside generous local business sponsorships. W¢
expect to organize the next edition of the annual quiz in March 2026.
During the previous few y¢ars, we supported the cowicil with the (part) f￿ancIng of a mu¢h-needed refurbislllnent of
th¢ playground, and we bave since continued to fimd the ongoing maintenance of th¢ playground. Expendittire on th¢
pavilion was higher than in previous years due to shutter replacement, continu¢d issues with misuse of the toilets and
conscqu¢ntial repairs and installation of a CCTV system.
Our financial resources remain in good health. As we have noted in previous accounts, our fInaTycial reserves, combined
with ongoing income, are expected to support the fuiwe need to fully refiwbisEL the tennis courts, as well as ongoing
maint¢naThce costs of the courts and related facilities such as lights and the pavilion. The lifespan of tennis court playiThg
surfaces is estimated by th¢ Lawn Tennis Association (LTA) at approxin]ately 8 years and the courts w¢r¢ (re-)built in
th¢ 2014115 financial y¢ar. Due to rcgutar maintenance and cleaning of th¢ courts, the courts will have a longer lifespan
than per LTA guÈdaELce and we ar¢ curr¢ntly hope￿1 that a ￿11 refurbishmellt (which may also tnvolve an upgTadAng of
tlie currcTht lÈghts) may IEOt b¢ Tcquircd until 2027. We will keep this under regular review and start the duc diligence
proc¢ss for refurbisbment diwing 2026. In the meantime. we remain confident that w¢ have sufficient r¢serves to
finaThcc siich n]aintcnanc¢ an(Vor r¢fiwbishment costs and retain flexibility for ongoing support to the council for
maAnt¢nanc¢ of the playgu)und and for s¢lcctivc charitable donations foi local good causes.
Tennis Venue Update
Brook Green continues to stand out as an exc¢ptional LTA registered venue. Usage remains bigh - cspecially around
peak periods. The Planning pemiission obtaiThed two years ago means users have bccn able to play tennis under
floodligbis at 7am during tbe dark winter mornings.
Tennis reveniies reEnain strong, and as noted abov¢, this r¢venue is a rnajor compon¢nt of the funding necessary for
FBG to be able to meet its obligations and aims across thc whol¢ of tbe Brook Greell sit¢, including setting aside fL]nds
for repairs and improvements. FBG continues to liaise with Council vendor (Idverde) to r¢gularly clean the coutts in
accordancc with their contract. As noted above. with regiilar deep cl¢aning the courts have a fcw more years of Usc￿1
life b¢foT¢ replaccmcnt playing surfac¢s arc needed. We periodically monitor whether pricing is in line with other t¢nllis
courts in this part of Londou. patticularly the charge for the use of th¢ floodlights during a time of continued high
energy prices.
Coaching
Working with th¢ LTA and tbe licensed coa¢h¢s from CourtFit, we have established a comprehensive coaching
programin¢ catering to all agcs and abilities, whilc maintaining peak and off-peak acccss for playing ￿e￿bers. Our fr¢e
m¢mbcrship schcmc continiies to enable all members of the public to book and enjoy the court facilities, ensuring
accessibility for everyone.
CoiirtFit's coaching programm¢ sees slrong ¢ngag¢ment each tern], with appioxinthtely 120 juniors aud 60 adults
participating weekly in their courses. During school holidays, they TE￿ popular children's holiday camps. at the most
recent half-tem4 80 children aged 4 to 15 took part.
The mix of block-booked courses and "drop-in" sessions has been ¢ar¢fvlly tailored to ￿eet d¢nwnd, with sigllificallt
efforts made to balallce Court time betweeu group coaching, one-to-on¢ sessions, and casual play by the public.
Our outreach tennis programmes with thr¢e local schools remain a cornerstone of our conllnunity impact, made possible
by the generosity of CourtFiÈ coaches. who donat¢ th¢ir lim¢ to organise and rl￿ these sessions.
In the previous accounting year, the coaching licence graThÈed to CourtFit was extended until 31 March 2026, ensuring
continiiity Èn deliv¢ring high-quality coaching and community engagement. We will review the licence wh¢n il expires
to ensure it conttnues to deliver valiie for FBG and meets the needs of both regular court users and those new to tenllis.

We h2ve been made aware that some users of tbe courts have been using independent coaches. not part of Courtfit. We
note that these independent coaches may or may not appropriately qiialifiedlaccredited and verified. FBG would like
encourage players seeking group or indivi(h￿L l¢ssons to use licensed coaches from Courtfit.
Playground
As noted in last yeaes report, the council organized a compl¢t¢ refi￿bis1lllle￿t of the play￿oi1nd in the course of 2023 at
a cost of just over £IOO.000. FBG made a significant contribution to the costs of approXin￿telY £43,000. No further
contributions to refurbishment costs were made in this accounting year but FBG bas agreed to contribute to the ongoing
tllaintenallce of the playground whicb is Teflected ill the accounts. We hope that such regular maintenance will extend
the life of the new equipmcnt that MYS iThstallcd, and th¢ space can continue to be enjoyed by wholc community.
Pavilion
During the fmancial year, the kiosk operator, Bears, has continued to be all integral part of tbe community, offering
seasonal delights for all ages to enjoy. In the afternwth of Covid and the inflationary environment, they have stniggled
to make a small profit. and our ongotllg support is critÈcal to maintain this important service in Brook Green.
As residents and visltors of the kiosk may have noticed, the pavilion's shutters broke down during th¢ year and
ultimately had to be replaced. FBG paid IOOO/o of the replacement costs.
W¢ continue to experience serious issues wÈth community care for the public services in the kiosk and rcpeated
occurrencc of misus¢ by the piiblic have been costly and time-consuming to resolv¢. After Icngthy consultation with
commiinity and council, it was d¢cidcd to install CCTV around the kiosk. W¢ will contitLue to monitor the situation and
keep further measures, siicb as paid for facilities, uDd¢r review. We would like to thank the Bears team oncc again for
thetr continued support and patience on this issu¢.
We would like to encourage local T¢sid¢nts 2nd iiscts of ihc pavilion to show their verbal support to the Bears staff and
of course by making use of their great food & bcveragc optlOll8.
Outreach and community initiatives
FBG outreach activities focus on, atnong otbcTS: thc cldcrly. the disadvantagcd. thc young and the vulnerable in our
community. This year we have givcn fllthncial support to the following groups: Masbro Eldcrs, Wcst London Welcome,
Age UK (Hammer5mith), LBHF Chrtstmas lunch and FIammersmitb Food banks.
As reported last year, a litlcr pickers groiip was set up following a suggestion made at the mid-year meeting by local
resident. We are pleased to report that this group has continued its activities this year. There are more tban 10
membcrs of the FBG litter pickers wbo meet at 11.30 a.m. on the first Sunday of the month at thc Pavilion. AtteTJdauce
varies due to other cotnmitments, but there ar¢ normally 5 or 6 at each session and we are always open to fiirth¢r
volunteers.
Events
The 2025 FBG Quiz - which is an anniial feature in the Brook Green calendar - was held on Thiwsday 6 March. hosted
as ever by Susannah Frieze at Bute House School with Finlay Brewer as the main sponsor. An enjoyable evening was
attended by approximately l 00 residenls. generating just over £6,500 (net of costs), up on the previoiis years. In an
excitiag contest the winners were Sterndale Road East. The date for the 2026 quiz has yet to be detennined biit we are
targeting the first half of March as per usual.
Communication
The Friends of Brook Green (FBG) newsl¢tt¢r continues to have a circulation of approximately 850 residents and
biisinesses. It is s¢nl out qiiarteily and al oth¢r times of the Ye￿ if there is something special to cornmiinicate to the
community. It provides iipdates on local issu¢5 and notices of local events focusing mostly, but not ¢xclusiv¢ly, on
Brook Green. Whilst the rnajority receive the n¢wsletter via ernail, a few newsletters are still delivered by liand. A copy
of the newsletter {in large print following comments by m¢mbers of the community) is always placed on the
noticeboard at the side of the Pavilion.

The FBG website provides useful information including the history and vision of FBG and details of tbe board members
and which sub-groiips they are involved in. The Friends of Brook Gr¢en IDstagram provides a visual overvi¢w of what's
happening in and around Brook Green. Following the cortllnunity meeting hosted by FBG at Holy Trinity in June
2024, it was agreed that a member of our local conllnunity, Catherine AShwOr￿ would take over nwning the FBG
Instagram account (our thatths to Sam Cohen who initially managed this and to Catherine for taking this on). It has been
noted that the number of followers is in¢r¢asing weekly and now ¢xceeds 1000.
Brook Green Mana
ement
Horticulture
During the fAnan¢ial year, w¢ continued our work on Brook Green, witll particular attention to the Quiet Garden. Mor¢
penllanent planting was introduced in the raised beds, while certain grasses were relocated to prevent overcrowding. In
additioo a vari¢ty ofbiilbs w¢re planted in the auttill￿ and early winter to ensw¢ seasonal colollr and interest. Routine
maintenance focused on weeding, i¢moving excess leaves, and ¢l¢aring debris.
Elscwhcr¢ in Brook Green, a pest attack affected some of the barrier plants along the perimetcr. This was successfully
managed through targeted products and car¢ful prL￿IDg, preventing plant loss alld restoring th¢ir bealtb. Regular
w¢¢ding was also carried out across the site.
Throughout the y¢ar, w¢ have also b¢cn ID discussion with a local company regarding the sponsorship of a dedicat¢d
garden witbiu Brook GTccn. This partncrship would make a significant contribution to the landscape and fiffther
enhance the area's appeal. Furtlier updates will b¢ provided in due cours¢.
We remain gratefiil for the ongoing support of the community atLd local volunteers, wbose contribution is vital to the
colltinued care aod improvcmcnt of Biook Green.
The Green
Antisocial bebaviour {ASB) on th¢ Gr¢en, notably on and near th¢ wooden benches close to the t¢nnis courts, Elas
become a major area of concern to rcsid¢nts 8nd FBG. Of particular conc¢rn is the misus¢ of the Greell by groups of
mainly men drinking. using dntgs, littering th¢ arca and occasionally harassing other users of the Green. We have had
disciissions wilh council representatives on th6 subjcct, and it was also discussed at length at ollr Annual frtends
Meeting in January 2025. Since th¢n, wc have shared inforrnatioD in our newsletter and noticeboard dctsiling how to
contact the various bodies that deal with ASB and homelessness, including the Brook Grc¢n ward policc panel. The
situation and potential remedial measure5 (incliiding CCTV and removal of the benches) remaiTh under activ¢ discussion
involving th¢ council and police.
Trees
The trccs on Brook Gr¢¢n are managed by Hamme151llilh & Fulbarn Council and are inspected ev¢ry Ibree years. Works
aT¢ recommended when required by a Council Arbori¢ulturist. Previously, w¢ r¢ported on th¢ need for pollarding of
some of th¢ Érees based on fu]dings of the Aiigust 2021 review (with implementation delayed due to Covid). The last
tr¢¢ survey carried out at Brook Green Open Space was in October 2024. All required ttee works were completed in
March 2025 by the council's tree contractor, Red sqli1￿¢[ tree sitrgery. There is no planned tree planling at the time of
preparing our accoiinls as there have been no fells (tree removals) on the green. The next trce survey will be fro
October 2027 which will raise any future reqiiired work. Th¢r¢fore. no work is plann¢d for the next 12 months.

Basis of preparing the financial statements
The financial statements of th¢ charitable company, which is a public benefRt entity under FRS 102, have b¢¢n
prepared in accordance with th¢ Charities SORP (FRS 102) 'Accounting and Reporting by Charities.. Statement
of Recominended Practi¢¢ applicable to charities preparing tbeir accounts in accordance with the Financial
Reportillg Standard applicable in the UK and Republic of Ireland (FRS 102) (effective l January 2019),,
Financial Reporting Standard 102 'The Financial Reporting Standard applicabl¢ in the UK and R¢public of
treland, and tbe Companies Act 2006. The fLllancial stat¢ments have been prepared under the historical cost
conv¢ntIo￿ with th¢ ¢xc¢ptioTh of investments which are included at market value, as modifKed by the
revaluation of ceilain assets.
Income
All income is recognised in the Statem¢nt of Financial Activities once the charity has entitlement to the funds, it
is probable that the income will be ieceiv¢d and th¢ ainount can be measured r¢iiably.
Expenditure
Liabilities are recognised as expenditure as soon 2S th¢re is a legal or constructive obligation committing the
clwity to that expenditure, it is probable that a transfer of ¢conomic benefits will b¢ required in settlen]¢nt and
the amount of the obligation can be measured reliably. Exp¢nditure is accounted foF on an accn￿lS basis and has
been classified under headings that aggregate all cost relat¢d to the category. Wher¢ costs cannot be diT¢CtIy
atlribiited to particular headings they have been allocated to activitics on a basis consistent with the use of
resources.
Taxation
The charity is exempt frojn corporation tax on its charitable activities.
Fund accounting
Unrestricted funds can bc used in ac¢ordanc¢ with the cbaritable objectives at the discretion of the trnstees.
Restricted funds can only be used for particular restricted purposes within the obj¢cts of the charity.
Restrictions arise when specified by the donor or wbell funds arc rais¢d for particular restrictcd purposes.
