The directors, who are also trustees of the charlty, are appolnted by exlstlng Dlrectors. In September 2010 the
trus￿e$ of Just Homes passed a resolution to be associated formally with the First Fru￿ Charity- First Fruit will
pprove appointments to the Board of Just Homes and have certaln other backup powers. The Chalr of the Board ol

Public benefit
The directors have had due regard to the Charlty Commisslon's guide on public beneflt In planning activi￿e$ for the
year.
The charity airns to provide J variety of accommodatlon and support provislons for a spectrum of people falling under
the homeless, unemployed and/or wlth a history of drug and alcohol abuse. women with young chSldren with no
recourse to public funds and families in lOw-In￿Me brackets. The charity conslders the provislon of accomrnodation
and suppK>rt to the above client group and activltles contrlbuies to public benefit.
Between the various projects the Charity can provlde accommodation-based support to 72 men and up to 12 women
and 14 chlldren across 10 different premlses across Newham. During the last financial year up to 31st of March 24,
we bought a further house in Newham and ¢ompletÈd the refurbishrnent. The house was ready for occupancy
October 2024. Tris house Is now used for our men's work Increasing our p￿vIouS capacity of 64 to 72 for slngle
homeless men dudng the flnaThcial year 23 to 24. Our soclal enterp￿se provldès 8 to 10 voluntary work pla￿Ments.
staff have worked hard to support our residents during the year. All our dlents have been provided wlth one to one
support in a Va￿ety of areas. Much effort has gone into supporting our dlents to gain independent living skills. A
varlety of social events were oryanised for the residents throughout the year, includlng summer BBQ5, themed
partles. and Chrlsttnas parues at our various homes. Meanlngful hamper5 were distrfbuted to all residents, and
chlldren during the Christmas perlthj. Warm clothing was also dlstrlbuted to all our wornen dients and thelr chlldren.
Some ￿SIdentS In our men's hostels were also supported with warm dothlng during winter months. Some residents
were supported to access various small grants pots. Some were given small grants from the charity's own funds. The
charity has provlded free meals, toiletrfes and some personal hygiene products to our ￿Sidents. All our residents
continue to have acttss to free laundry and drying fadlltles. In addition to the one-to-one support provlded we have
ne￿Orked with partner age￿Ie$ to enable our resldeThts to access a variety of support provisons.
Our sociol enterprise Natural Harvest continues to support those who a￿ recovering from rnental health isS￿eS and
provlde valuable work pla￿ments to our cllents. Lt a150 serves as a meetlng place for vulnerable older people who
attend the health centre.

Just Home5 Charity has provldel a commendable servlce Sn the last financial year. We have continued to ￿vIeW and
revise the way we provide support and also rllade the support we deliver to cater to the post covld world wlth a focus
on enabllng re51dents to actr55 and cperate safely onllne. All our premises provlde free WI-FI facilities.

Men's work- During the course of last year, we have received a stsggering 542 referrals whlch Is 7.5 tlme5 the
nurnber of referrals than the 72 bed spaces we currently have for our men's work. Last year, we have supported 139
male clients of which we moved on 67 from our projerts. Clients have been supported to galn elettronlc equipment
and tralned to access a varfety of essential onllne services, like registering for onllne banking to managlng benefits
online. Of the 67 that moved on, 55 were enabled to access online banking. 64 enabled to manage a debit card, 61
enabled to have personal emails and 63 enabled ¢0 access unlversal credits online, 48 assisted to access GP services,
and 23 access to Dental services. 23 have moved on with employrnent or employment related tralning, 6 moved into
privately rented ac(vmmodation and 16 returned to frlends and family. Last year we had a 99.3% Dccupancy rate.
Women'$ work.. Last year we have supported 29 adults ènd 30 children through our women's work. We have now
developed a wlde neiwork of agenclEs to support these women In addition to the support we provide. 17 rnothers and
their 17 chiléren moveé on Frorn our se￿Ice5 last year. We supported all of thern to rnove on from us by a¢￿$s(ng
houslng servlces and appropriate beneflts.
Through our nthork of loul partners, we were able to offer variou5 levels of support to all of them. 9 recelved
support on immigratlon matters. 9 accessed counselllng 5ervlces, 4 women were enrolled with F50L literacy and
numeracy courses, 17 were supported to ac￿5$ tlothlng, toys and books bank, 17 were supported wtth food banks,
9 were sUPPOrted wtth parenting and midwifery servlces. 2 chlldren a150 accessed free IS hour5 nursery placements.
We have a)mmon laptops for resldent use at each premises. Last year we had a 92% occupancy rata.
Social entsrprls¢: Our snack bar Natural Harvest, based in Ihe Shrewsbury Road health ￿￿tre, continues to provide
valijable sekvice to the local community with Its servlces. We work wilh recoverlng tnental health cllents provldlng
therapeutyc work placernent. The work placement opportunitles are also open tD residents of Just Horne5 and offer
support to them to 9ain experience as a route Into employment. Over last yÉar, we have supported 5 mental hEalth
patients and 3 ￿$[dents wlth work placements. Th£ café also lomis a soclal hub for vulnerable tslder clfents of the
Health Centre.

Just Homes belng an accommodation-based housing provlder needs bulldlng5 to operate from. Trustee5 are wor￿ng
hard to own propeite5 and e5tabli5h us as a signlflcant SUPPOrted accomrnodation oryanisation in Newham. Trustees
are working towards purchasing further property whlch has a potentlal of belng developed Into a 22 bed property In
the flnanclal year 2025 to 26.
For clarlty the propertles wlll be purchased by Flr5t Fruit and wlth the Intentlon of Just Homes Charlty provldlng
acc0rnrn0da￿on-ba5ed support from these premises.
Flnanclal Revlew:
The Charity had free reserves at 31st March 2025 of É931.510 lat 31st March 2024 £623,797) . The tru5tee5 of Just
Homes Charity are happy wlth the level of reserve5 and Confident the cha￿ty Is a going concern and able to meet its
financial obligations.
In the financial year 2018 to 19, First Fruit charfty took out a mortgage with Charty Bank and bought the property I
Curnberland Road from the landlord. In the financial year 2021 to 22, Flrst Fruit ChaNty extended this mortgage wlth
a view of acqulrlng 2 further propertles. The purchase and refurbishment of both the propertie5 ha5 gone according to
plan and both pmperties a￿ now operational as on the 1st of March 23. The charity has bought a further property
2024, wlth Its own funds and opened It In October 24. Thls tnortgage free property give5 us a level of financsal
5eEurity against fluctuatlons In the mortgage Inte￿5t rates.
Bein9 an accommodation-bas8d provider of support, it is in the intÈrest of the charity to own its own accommodations
facllities. The larger properties managed by the charlty are owned by private landlords and hence Charlty Is focuslng
on acquiring further properties ensure the charfty has It5 own supply of properties. We have also Invested in
improvlng the facllltyes of our accOmm￿at￿on provlslons, the support servlces we offer and the wellbelng of our staff
team.
Natural Harvest has stabili5ed. The number Df cllnlls In the surgery has redu￿￿ In re￿ years affertlng the turnover
of the L)uslness. However. the café 1s stable and operatlng well.

Risk Mjnagement
The trustees have reviewed the major risks to whlch the charSty 55 exposed and are satisfled that systems are In place
to rnltlgate those rlsks.
The above report Is prepared in accordance with the speclal provlslons v4Ith1n Part 15 of the Companles Att 2006
relaung to small eompanies.
Management accounts are examlned at every trustees meeting. During thÈ year the trustees have carrfed cut a
revlew of the Charity's internal financial eontrols ané checked that separate funds are accounted for and reported
correctly in the accounts. The accounts presented are complete set of accounts. Th￿ TrustÈes are of the opinion that
Just Homes Charity Is a going concern and is in è financial posillon to settle outsrandlng invoices, bllls and
commltments as and when they fall due. The reserve5 leve15 of the charlty were a150 examined during the course of
the year and the trustees a￿ happy wlth the levels of rÈserves trf thé charty.
Statem•rt of Dir•ctor's responsibilities:
The Trustees (who are also dlrectors of Just Hornes Charity for the purposes of company lawl are responsible for
prepa￿ng the Trustees, report and the flnanclal statements In accordance wlth appllcable law and Unlted Kingdom
Accounting Standards (United Kingdorn Genernlly Accepted Acmunting Practice).
Company law requir￿ the Trustees to prepare fi'nanclal statements for each financial year. Under company law the
Trustees must not approve the flnanclal statÈments unless they are satSsfied that they glve a true and falr view of the
srate of affalrs of the charftable company and of the incoming resources and appllcation of resour￿$, Including the

We Dbtalned an understandlng of the legal and regulatory frameworks that are applicable to the
charitable company and determined that the most significanl art those that relate to the opJrting
framework in confomiity wlth the requirements of the Companies Act 2006. Charities Act 2011 and the
relevant d1￿ct and indSrert tax compliance regulatlons in the Unlted Klngdom.
We understood how Just Homes Charity Is complying with those frameworks by making enouides of
management to understsnd how the charitable cDmpany maintains and communicates its policies and
pr￿ed￿re5 In these areas and corroborated this by reviewlng supporting documentation and rnlnutes of
meetings of those Charg￿ with governan￿.
We assessed the susceptibility of the charftable company's flnancial staternents to material
misstatement, including how fraud might occur by considering the risk of management override to be a
rrdud risk. In addition. we considered the nsk of management overrfde by sampling from the entire
populatlon of loumals, identifying specific transactlons whlch not meet our expettations based on
specific criteria and investigated these to gain an understanding and then ag￿e back to source
dcrumentation.
Based on thls understandlng we deslgned our 8udSt procedures to identify noncompliance with such laws
and regulations. Our procedures Invcdved verlfylng that material transaction5 were recorded
Complian￿ wlth Flnanch31 Repothng Standards in conformlty wlth the requirements of the Companies Act
2006 and Charltie5 Art 2011.

The charfty Is a company Ilmited by guarantee. The members of the charitable company include the trustees named
on page 2. In the event of the charitable company bein9 wound Upi the liability in respect of the guarantee is limited
