trustees of Just Homes passed a re501ubon to be associ&ed forrnally with the *irst Fruit Chanty. Pir5t Fruit will
approve appoincment5 to the Board of Just Homes and have Certain other backup powers. The a)air of the Board of
Just Homes is also a Director of First Fruit Charty. Just Homes Chèrty 15 Part of the Fir# Fruit Group of Cha￿tieS and

The directors have hao dye regard io the Charity Cornmtsson's guide on public benefit in plannirq actIViti￿ for the
year.
The charlty aims to provide a vadety of acLvrnmodityM and support provislon5 for a spectrurn of people falling under
the horneless. unempk>yed andlor v4ith a history of dnJg and alcohol abuse, women wlth young children with no
recov￿e to public ftjnds and families in Iov4-incorne brackets. The charity considers provision of accommodation
and support to the above dient group and activ￿￿ COntnb￿eS to public benefit
Between the variou5 projects the charity has the ability to provide accommodarK>n-based support to 64 men and up to
12 wwen and 14 children across 9 drffÈrent premse5 acress Newhatn. During rh8 year. ¥ve purchased a fijrther
property In Newham and have refurbished it at HMO stsndards. The property was ready for occupancy In Ocrober
2024. The further house vlill be u5e¢ for our men's work Inc￿51￿3 our capacity frorn 64 to 72 for ￿tyle homdess
rnen during the financial year 24 ta 25. This Will also tske our totsl combined capacity to 84 our men's and women's
work. Our social enterpnse provides 8 to IQ voluntsry work pla￿Ments.
Staff have worked hard tts >Jpport our residents durin9 the year. All our dients have been provlded vlith one to
support in a variety of areas.

women clients and thÈir children. Some ￿sidents In our men s hostels svere also supported with warm cbthln9 during
¥wnter months. Sorne residents were supported to access vadous small grants pot5. Some were given small grants

our rèsidents. All our residents coninue to have access to free laundry and drying facilities. Tn addition to the one-to-
one support provided %Ye have networked with partner agencie5 to enable our re5ident5 to 4cctss a variety of support
provlsh)ns.

Just Homes Charity has pmvided a comrnendable service in the last financial year. We tjave continued to revie¥Y and
revise tha vlay sye provide support ané rnade the support we deliver to cater to the post covid v40rld with a focus

supported 121 clients of whSd) we moved on 58 from our project5. Clienty have been supported to gain elertronic
equipment and train￿ to a￿ESS a variety of essential online services. like reg15tering For online bènkin9 to managing
benefits online. Of the 58 that moved Oft 45 were enab￿ ￿ access online bènking, 53 enabled to manage a debit
card, 54 enabled to have personal emails. 51 were Ènabled to have access to universal credts onllne. 46 assisted to
actrss GP servkes. and 17 to access Dental service5. 33 have rnoved on With employment or etnployment relatett
trainingi S Moved into privately rented accommodation and 17 returned to friends and family. Last year we hao a
98.?% accupancy rdte.
Women's work: last year vle have SUpp￿ted 23 aéuts and 24 ctuhY￿n throv9h our wornen s Work. We have now
developed a wide network of agencies to support these women in add￿on ro the support vie provide. 11 rnothers and
their 13 children moved on frotll Duf 5ervlce5 last year. We supported all of them to rnove on from us by accessing the
hou*ng servitts and approprlate benefits.
Through our Tre￿ork of local partner5 we were able to Dffer all of the 11 mothers who moved on from us, support on
imrnlgration matters. In addtliori 10 acc￿Sed counselling services. i ¥Yornan was enrolled with ESOL literacy and
numeracy wurse5, 8 %Yere supported to access dothin9. toys and book5 bank. 2 were supported syith parenting and
mi¢Jwifery services and 3 £hildren a150 accessed free IS hour5 nursery p￿ernents. We have cornmon laptops flir
resident use at each prEtnise5. Last year We had a 96% o¢upancy rate.

In recent year5 the dernand accommodation based support has been on the increase. There has been an
unexpected Increase in dernand for our men's work ill the last financi81 year. Last fitiènoal year we received 9.1 tlrnes
the number of referrals as opposed to 5 times the numb¥ of referrals In the fin￿031 year before it. Hence there Is
certain demand for our services In the borough.
Since we ao an 8ccomrnodation-based pmvider of wpport haviry properties to provKJE 5Ervices frorn is critic31. In
the period up to 2016 all our properties weo owned by pnvate landlords. First Fruit Charity the pa￿nt Charity Df Just
omes Charity. has been invesbng In purchagn9 and securiry propertjes to ensure Just Homes has a supply of
suitable and king-term prefflise5 to operate frorn. Even t￿￿9h ¥Ye have rnanag￿ to purthase 5 properbes ￿ recent
vears. rnore than 50% of our bed spaces continue to be owned Dy prnf3ts lan(tlords.
We a￿ in the troces5 of buying pro￿e$ to ensu¢e we trave replacement properties in place as we have to release
propertie5 back to landlords. This is not an easy process as prop&ty values in Newlarn are high and hence most of
the oryanlsations who are willlng th buy propÈrties for charitable use find that thÈir rnodels do not work In London.
Finding Sulta￿e prernis￿ with aporopriate planning perrrussions contynue to be another major challenge. Another
challenge faced is finding a property of ￿aSonable size to achieve economy of scales. Managing multiple premises
dotted across Newharn brings ivs own atstional challen9es. however the comrnunity feel that is atheved in stnaller
premises has rnany positive impacts on the re5ident5.
The boèrds of the bwo charit￿ First Fru￿ and Just Homes are cooperatwely working on ensuring there Is a continued
supply of suitable prerni5e5 for ]￿t Hornes Charity to operafr from. For the propertle5 a￿ purchased by Fitst
Fruit and with the intend of lust Homes Charity prDviding accornmodation-based support from these premises. We
bdieve we play a cribcal part ill addressin9 ssues around hOMe￿￿TresS In the Londan EA)rou9h of Newham.
Financial Review..
The Charity had free rtsenfe5 it 31st March 2024 cé £623,797 lat 31st P4arch 2023 £435,833) . The trustees of Just
Hornes Chaniy are happy with the lev￿ of reserve5 and confident ihe charity 15 6 gDirMJ COn￿r￿ and able to rneet its
ffn3ncial obligabms.
In ¥Tre financial year 2018119, First FnJit chanty took out a tnortgage with tharity Bank and purchased the property I
CumbeAand Road from th2 landlord. In the financial year 2021122, First Fruit Charity extended this mortgage with a
v￿￿ of acquiring 2 further properbes. The purchase HTrd refurblshment of both the properties gone accordlng to
plan and tsoth propertie5 became operational on tho 1st of March 23. The charity has wrchased a fvrther propErty in
the current finanoal year, whKh 15 PTe5ently unéer relurblshmenL This further property has been purchased from the
Chanty's own fund5. Being an aCCommeda￿on-baSed piovider of 5UPPOrt. it is In the interest ef the cnarity to own lis
own accornrnodatims kglityes. The larger wop*ties managed by the chartty a￿ owned by private landlord5
hence Charty is focusing on ècquiring further pmperties ensure the ha5 its own supply of properti￿. We have
also invested in improving the f6ciliDe5 of our accommodation provi510n5. the 5UPPOrt sery1c￿ we offer and the
wellbeing of our staff tsam.
