We have engaged with thwsands of people in the cour88 of the year, ￿&ther they were attending
parties. classgs, workshops or Conferences in the hall. to sma118r meetings. community groups or
training in thg meeting r¢)oms.
Due lo continual financlal slraln from under payments from the previous ¢afe. we had lo end our
partnership wth them, over summer 2025. Meaning that we had lo 18nder for a new ProV￿er. The new
cafe started in ALousI. and the partnership has been a breath of fr8sh air $0 far. The space they have
created is fantastic and being able to continue to offer Ihg cafe to Ihe community 15 something that we
know means a lot to those who use the centre.
The Potters Hand studio has been a re81 hit. with everyone wowed by the sense of community and th8
beautiful space that Maxine has created. all￿ng uealive expression. friendship and wellbeing to
flourish in these dtrricull limes.11 has welcomed a diverse group of users Induding schools, unrfomied
organisalions. work colleagues as well as indwiéuals and families lo create their own piece of art. We
have our regulars as well as new visitors who enjoy $per>ding time in the studio space and often visit
the café at the same time.
Vve have seen great Collaborat￿nS between the studio and the café, especially around key holKlay
periods throughout the year.
We are also indebted lo our users ￿0$e income helps to Sustsin the centre and whose groups or
visitors also help to spread the word about the centre. The everyday functionalty of the centre has
improved skJnrfi¢anUy but we are still heavily reliant on volunteers to open and dose outside of
operating hours - something that we have looked lo address bul find that the business model to pay for
this service lo be a ¢hallenge.
This year we brought on board new stsff, one ofF￿e support and one Cleaner. This has changed
how our business mixlel functions and has provided well needed extra capacity lo the team. Josie and
Jaco have continued to make a big impact on the cenlre, introducing MO￿ community ran events.
ich has really brought us a greater connecllon wtth residents.
The Board are 8pprecialive for the support that all our fvnders have given to the project induding
National Lottery Cofflmunity FurKI and Social Investment Buslness. Both of them placed their faith In
the project lo enable the initial building works.
We re￿iVed a number of small grants for speclfi¢ projects durirKJ the year that helped us lo deliver
creative responses lo prevent isolation and loneliness.
Yet again, il 1$ important to recognlse that none of this could have been achieved without the incredible
hard work and dedication of our trustees arKI volunteers.

Financlal rwlew
The centre is now well eslablish8d with in the community, the team are aotively engaging and wrxking
wlth the community and our partners to ellSu￿ that the centre is used effectively and to meet the
needs of the local community. We recognise that there is more we could do to engage with the
communlty and will continue to look for further opportunities to do this over the next year.
Income from room lettings helps lo support the work we do. We have been continually monitoring the
fees we charge to ensure that il is both competitive and covering the rising costs the centre faces.
Our cash flow continue5 to be precarious, bul we are contlnualty monitoring this and finding ways to
tweak and adapt our businoss mod81. Energy costs continue lo be a concern for us. and we are
workltTrJ hard to keep an eye on how we can make savings In Ihis area.
The Board are happy that th8 centre has become significan￿Y more operationally robust over the last
year but continue lo monitor our cash flow and ￿$￿)nd as appropriate.
Plans for fvture porlods
We are looking to recruit some additional Iru51ees to our L￿rd. ￿1th a focus on bringing in skills we
know v4111 supwrt our sustainability as a centre.
We are also looking lo secure Some core cosl funding. to help us have the b￿athing space lo be
innovative and introduce new idea$.

Purposes of Restrlcted Funds
Blg Lottery Fund
These are grants used lo fund the ongoiro development of the companvs property in the course
of construction.
The funds &lvanced are secured by a flrsl fix8d legal charge over the above prowty. This
charge ranks pari-passu with the first fixed legal charge granted to the Social Investment
Business.
Other re8trlcted funds
These are donations, primarily from local businesses. used to fund the ongoing dev8bpment of
the companls property in the course of con$lru¢tion.
The Soclal Investment Buslness - Capital
These are grants used lo fund the ongoiTrJ development of the C￿mpanI$ property in the cwrse
of construcb'on.
The funds advanced are secured by a first flxed legal charge over the above propety. This
charge ranks pari-passu wtlh the first fixed legal charge granted lo the Big Lottery Fund.

This is a grant received lo fund the salary costs of a proieGt manager and support Staff.
