HPBC offers row inc￿￿ families, who meet the crrteria set by the charity, the opportunty to purthase their own
homes on 8 shared equty basts. There i8 no financial down payn*nt r￿ul[ed. Instead. partner families are
expected to contribute 5CKJ hours of 'sweat equrtv th* acts as £10.000 tIMards the deposf( by participating in
building their homes and tr*ir corrrfnunty.
Partner families purchase a share of the property by raising a mrtgage ftom a bank or building socEty. On
average the percentsge purchased is over 50%.

With 84% of horw?artners working in low PaKI sectors and of this. 42% beirKJ singte parents. we pul in pla
measures lo ensure local resklents v￿￿ pmrthsed. ThB has all¢yNed hardworking peopk in vulnerable
positions to realise their dream of hort￿er$h￿.
The crea*"on of Sustainab￿ ne￿hbou￿orA￿s is of paramount iffportance and to assist thts 1W°A of home-
partners WO￿ in the W#3an borough.
The redevel0pw￿nt of both the Presbytery arKJ the Church folk)wed a core ethos of Tetain, reuse, recycle. which
s*Jnthcanlty reduced embod￿1 carbon across the prqect. This approach alone dNerted over 1.000 tonnes of
material from landfill.
The new homes benefft fr(¥n sustainable healiry systeffs wthjch contribuie to th8 bngevty ofeneryy efficiency
for the new (y)mmunty of ho￿ owne￿.
Sustainabilty was further supported by the p￿rIti"Sat￿n of local latrf)ur and malerioL8. Appfoximatefy 850A of
trade partners lived within Wa￿Ing distance of the siie, contrtsuting to a svJntfuntly lower ￿rbon footprint. In
tot81, the proiett VAII save an estimated 30.000 tonnes of carbon annual￿ demonstrating that thoughfful design,
herrta9e preservation, and environmental responsibilty can go harKkin-hand to public benefit.
st William's Church arKI Presbytery were ¢Jeemed to be h¢storic bUI￿l￿gS of a hb3h architectural and wmmunal
value. Amhough not listed or within 8 conser¥ation area they ¥￿Ie non-desvJnated heritage assets. but the
deTelict buiklings and adjacent land had beeffi￿ a target for vandaftsm and ant￿$￿al behav¢our. They were
frdlling into di$￿pair and becoming a bb)t on the kjcal Lgndscape.
A fUnda￿￿tal aspect of the charity is that it encourages vokjnteers and integrates Ihe sweat equrty elerrtnt.
This helps keep costs down and also provides those who give up their time the opportunty to ￿arn new skills,
gain conftlenee, rreet new peop￿. boost Iheir Cvs or swnply give sorrething back lo society. Our volunteers
are a mix of indivKlua15, Students, corporate volunteers and cormiunty interest and faith groups. They get
Involv￿ in nearly all aspects of ¢>)nstruthon under the supervision of our qualrfied staff.

integrated with modern hOU￿ng to breathe IrfE into a negkcted landmark that had been earrna￿ed for
dem01￿.0n.
By retsining and refvrbishing StWillk7m's. the d￿ebjprnent not onty preserv&J an iwjrtant piece of local
hentage. but also created 27 affordab￿ h¢rn that respect and Lx)npkn￿nt the surrounding context.
The su￿SS of the charity and rts sweat equty ft￿￿e1 provKles an option for affordable housing that ￿ replicable
and needed within the wider s￿iety. This is evmjenced by WKJan o)unal's generous support of the charity and
desire to transfer land forfuture projeci5.

The methods used to recruit and appoint new charity trustees.
The procedure for recrutting trustees begins by the existing board identifying the needs or gaps of
expertise within the board. The Charity enjoys a wide netsvork of individuals with a variety of skills.
Initialty. introduclions and recommendations are made to the board. There is a th￿MeetIng period
whereby new members are required to be observers and rf everyone is agreed a formal invitation to
join the board is made. The board unanimously appoints new members.
