A large Leylandi tree next to the Dodds House was in need of trimming and this was successfully completed.
Insurance for the Charity property is renewed in February, Insurance valuations were obtained with insured values increased.
A Certificate of compliance for the electrics at the Dodd’s House and at the Townfield Farm were obtained after some rectification of wiring. The Smoke Alarm Panel has been causing problems at the Dodd’s House, mainly because of difficulty in obtaining spares so the decision was taken to renew the main Panel and update the system.
Fisher Germann were appointed to check out the condition of both properties and report back any problems which need to be fixed urgently, those needing to be fixed soon and those that can be attended to in the not too distant future, especially now that we have the funding in place. Quotes were obtained and work completed in renewing one of the floors in the brick barn at Townfield and also concreting the center yard at Townfield. All down spouts from buildings around the yard spilled on to the yard previously but now all excess water has been successfully diverted via drains to the nearby stream. This has been a troublesome problem for years because of the clay substrate on which the yard is bedded. When weather allows the next major work will be to refurbish the slate roof of the Farmhouse and replace some of the timbers in the roof structure which are suffering from dry rot and woodworm.
Field at Duddon- Hibberts were appointed to try to get vacant possession of the field from Mr Mossford with a view to selling the field at auction. Mr Mossford claims to be still in occupation. Hibberts have been instructed to ask Mr Mossford to enter into an annual tenancy and claim past unpaid rent. The grandfather clock in the Hall at Dodd’s has been cleaned and the face surround repainted.
All gutters have been cleaned at Dodd’s and one tile replaced as well as some re pointing work.
Charity donations amounting to £3100.00 have been made, the 4 Flats are occupied at the Dodd’s House and rents have been collected together with rents from land the Charity own.
