## **Objectives and Activities**

Twenty four years after leasing our**<br>**first premises, we completed the sale of our current premises**<br>**on 1 March 2022, thereby significantly changing the way in**<br>**which we meet our charitable purposes – from providing**<br>**premises for the benefit of young people to providing small**<br>**grants for the benefit of young people.**<br>**The trustees met five times in the course of the year, by Zoom**<br>**conferencing for all but our latest meeting. Much meeting time**<br>**focussed on the progress of the sale and its ramifications;**<br>**and on planning for the the future. Meanwhile, we continued to**<br>**ensure that the premises provided safe and appropriate**<br>**accommodation and facilities for our user groups, with all**<br>**routine repairs and minor maintenance works promptly**<br>**undertaken, and all required annual safety checks and**<br>**inspections carried out. With the sale of the premises**<br>**pending, the trustees took care to ensure that all such checks**<br>**were up to date and that the premises were in good condition.**<br>**The front wall was repaired and some roof felt replaced.**<br>**Throughout we have continued to liaise with Bright**<br>**Opportunities to ensure a Covid-safe environment.**<br>**The sale of the premises, as seen, had been agreed in**<br>**principle before the start of the year but a further eleven**<br>**months were needed to conclude all the requirements of**<br>**selling a commercial premises and of replacing a deed of**<br>**access to provide emergency egress.**|

|Summary of main<br>activities contd/..|**The new owners are to be Tracey and Barrie Green, their**<br>**intention being to continue to provide the premises for the**<br>**highly valued work with adults with learning difficulties**<br>**delivered by Bright Opportunities, a Community Interest**<br>**Company of which Tracey is a Director - and already**<br>**established as our main user over recent years. Once the sale**<br>**was completed for the agreed sum of £200,000 and all key**<br>**services, certificates, insurances and licences had been**<br>**handed over, this objective was seamlessly achieved.**<br>**Buxton for Youth will now operate as a grant-making charity**<br>**to support projects to benefit small groups of local young**<br>**people. Policies and Procedures, Notes for Applicants and**<br>**Application Forms have been produced, with a plan to launch**<br>**and publicise the scheme in late spring. A pleasing**<br>**enhancement to our new role is that the trustees of the Ethel**<br>**James Trust, whose grants significantly contributed to our**<br>**original purchase of the premises, have agreed to be**<br>**approached to provide supplementary funding for any**<br>**worthwhile young people’s project for which Buxton for Youth**<br>**alone may be unable to offer a sufficient grant.**<br>**The trustees have also taken specialist advice on a pro bono**<br>**basis from a supportive local financial adviser on how best to**<br>**invest and protect the proceeds of the sale, the intention now**<br>**being to invest £100,000 in each of two managed funds, one**<br>**medium risk and one low risk. The purpose of these**<br>**investments will be to build the capital of the charity over**<br>**time, whilst if necessary allowing some small withdrawals.**<br>**A new NatWest Business Charity bank account registered to**<br>**the CIO has been opened, including an Online Banking facility,**<br>**and our current Gift Aid scheme its being updated.  Our Data**<br>**Protection registration with the Information Commissioner’s**<br>**Office has been renewed.**|

## **Achievements and Performance** 

|Summary of the main<br>achievements of the<br>charity, identifying the<br>difference the charity’s<br>work has made to the<br>circumstances of its<br>beneficiaries and any<br>wider benefits to<br>society as a whole.|**The activities at the Centre which relate to the public benefit**<br>**over the past year have been the programmes and services**<br>**delivered by the organisations which rent the premises.**<br>**Buxton for Youth has continued to provide safe, well**<br>**maintained and appropriate premises, at low cost, for other**<br>**charitable organisations providing services to young people**<br>**and young adults, particularly those with learning difficulties,**<br>**mental health issues, social and emotional needs, or**<br>**challenging behaviour. With the easing of lockdown**<br>**restrictions, the premises have again been heavily used five**<br>**days a week.**<br>**The not-for-profit charitable organisation to have made full**<br>**daytime use of our premises is Bright Opportunities (a CIC**<br>**making comprehensive provision for people with learning**<br>**difficulties). Connex Community Services (an incorporated**<br>**Charity) which provides some children’s support services,**<br>**including sibling support, occasionally uses the premises in**<br>**the evening. High Peak Help for Homeless (Company Ltd by**<br>**Guarantee) has rented office space and access to laundry and**<br>**shower facilities from us. It is good to report that all these**<br>**arrangements will be able to continue under the premises’ new**<br>**owners.**<br>**The benefits of this provision are obvious, both for the service**<br>**users themselves, who are receiving specialist support and**<br>**opportunities, but also for their families, their carers and their**<br>**communities. The user groups have been hugely appreciative**<br>**of the quality of the accommodation and they are regularly**<br>**consulted about further improvements. The trustees have**<br>**been committed to ensuring that the premises meet the needs**<br>**of all our users and realising this objective has represented**<br>**our greatest achievement.**|

However, the charity’s funds and other**<br>**donors would enable a period of rent-free use or non-**<br>**use of the premises.**<br>**2. Given the age of the building, a major structural or**<br>**maintenance expense; again, the charity’s reserves and**<br>**our ability to call on donors mitigate this risk.**<br>**The only risk facing the charity in the future, apart from**<br>**fraud or mismanagement, will be a serious fall in returns**<br>**on our investments.**|
