ACTIVITIES AND PERFORMANCE
July, August, September 2023
The Regen Centre 15 8 wonderful community asset, and we continue to work hard lo ensure it remains that way for
the future.
Wlndmlll Nursory
The Nursery had been struggling for some time, and the financial position of the Nursery, and the Regen Centre in
general, Is whal led to Iho Regen Board approaching Up for Yorkshire for help and support. On top of financial
pressures, the Nursery has had to face ongoing juggles and complications with staff changes, shortages and
sickness.
For almost a year we have been working to try and resolve ongoing issues and turn the Nursery around, doing
everything we can to find a solution and sustainable way forward. This included exploring the option of a sale of the
nursery. However, after three-months of attempting to sell, it became clear that this was not going lo happen. Two
separate businesses were very interested in taking the nursery on, but after closer inspection of the size, scale and
financial expectations of the nursery, they pulled out, stating that il would not be a viable concern.
After exhausting all possibilities we reached the point where there was no alternative but to close the Nursery. This
was not a decision we reached lightly, but it became more and more apparent that the constant drain on time,
energy and finances from the nursery was in fact putting the rest of the centre at risk. The Regen 2000 truslees
and the Up for Yorkshire trustees agreed.

RICCALL REGEN 2000
DIRECTORS REPORT FOR THE YEAR ENDED 30 JUNE 2024 (CONTINUED)
We have navigated the closure process as carefully and sensitively as we possibly could. Supporting staff and
families throughout and lowards the most positive outcome possible for everyone.
staffing
The Closure of the nursery, and the other three redundancies made earlier in the year, means that the Cenlre
Manag8r is the only member of staff with a permanent contract at the Regen Centre. We also employ a number of
ad-hock staff to help with evonts. This has obviously helped hugely with cost savings in the short lerm, bul is not a
long-term solution. with a lot needing to be covered al the cenlre. and needing more time for strategic
development.
Weddlng Marketlng
We are now using new marketing material for our weddings, creating a fresh and
modern feel lo the offer available at the centre. Leaflets, posters and a new more
concise brochure are helping us to maximis8 the reach and appeal.

Famlly fun afternoon and Fun Falr
On Saturday 81h July, as part of a 4-day Fun Falr onslle, we ran a Family Fun Day.
This was a wonderful opportunity to reach out to the local communily, and ralse some
funds. We also carrled out some community consullatlon around accessible sports,
and general information and feedback on the future and ongoing progression of the
Regen Centre. This was a success, bul we learnt a lot from it, and plan to run
something similar al the same lime next year, bul with more marketing and publicity to
bring in bigg&r numbers (we will also prey for beller weather next year!).

Offlce and Club Space Promotlon
We have worked hard this quarter on developing a stronger marketing strategy and materials to fully publicise
available space al the Reg8n Centre. Hiring more space as permanenl offices would enable us to bring in more
regular income, which can help to take some pressure off financially.
We are really pleased to report that club and activity bookings are increasing. and we are seeing new opportunities

Martlal Arts
We are really excited to have welcomed a new Martial Arts Academy to the building. They are using the Centre two
nights a week and offering opporlunities to all ages. which is wonderful. This also brings with it some much needed
regular income. Accommodating the new Academy meant negotiating some changes with other Current users, to
enable the righl spaces to be available for the aGlivities to happen simultaneously. This was a challenge, but we
seam to have found some great solutions and managed to work this through with all building users.

The Windmlll Suite is now a wonderful room for meetings. small conferences, training, parties, coffee mornings,

While July was fairly steady for bookings, August was a little quieler than we would have liked. However,
Seplember saw a huge upturn in bookings and we have had some extraordinarily busy days. We have lots of other
bookings coming in for future months, including well inlo 2024. The events planning and processes are being
reviewed and ongoing support and development in this area is a priority. Budgeling is also something we are
continually working on.
Evenls are fanlaslic, bul excepllonally hard work, and take huge amounts of planning and executing. The Regen
Cenlre is the perfect venue for thls. but from an income perspecllve, events are a tough way for us to ralse funds.
This is why regular bookings and p8rmanent officfj space moving forward are a real focus, to provide more
financial security.

Flnance Revlew
Dave Havercroft kindly spent a couple of weeks at the Regen Centre in the summer, carrying out a general report
and reviaw of the finances. in collaboration with the Centre Manager and the Up for Yorkshire team. Suggested
actions and findings are helping to inform priorities and decisions moving fotward.
From the beginning of September, Up for Yorkshire were able to provide more practical financial support to the
Regen, when they increased their Finance Officer lo full time, informing the ongoing review of systems and
enabling tighter controls and planning to happen more easily.
Malntenance and Improvement work
This quarter we invested in some work both exlernally with garden maintenance and internally with decorating.
This has helped the centre to feel fresh and well looked after. Ongoing issues with Ihe boiler are being worked
through. to try and ensure the healing is back up and running once the cold weathar sets in. Currently we have no
hot water or healing, and Ihe system is dated and difficult to maintain. The new plumber we have sourced is able to
access the system and we are hopeful that he will be able to gradually mak9 more improvemgnls to help bring our
utility costs down. This is unfortunately a big expense, the Centre costs a lot to heal. and the engineer time is also
a real cost, but necessary to keep people using the bullding.
October, November, December 2023
After a very tough 2023, we were looking fo￿ard to seeing the rewards of recent challenges in the year ahead. In
the last 6-months we had to make extremely difficult decisions, but we were now seeing how those decisions had
secured a future for the Regen Centre, and that bringing Up for Yorkshire in had saved th8 Centre from closure,
which would have resulted in a huge loss to Ihe local community and wider VCSE sector.

We Implemented a recruitmenl campaign. to bring more volunteers on board at the Regen Centre, to help take thls

Christmas Party - Michael Bublél
On 81h December we held a Christmas party night, with a live Michael Bublé tribute act!
The event was well received, and everyone had a wonderful evening. Unfortunately, not as many tickets were sold
as hoped. mainly due lo the decision to hold the event being made quite late on in Ihe year. with a lot of people
having already made plans for their Christmas parties. We are working through lessons learned from this event,
and will then decide if to host this again in 2024. Wilh the tickets that were sold (52), the event made a small
surplus, therefore, if we could ensure more tickets woiild sell this coming year. it could make Ihis a fantastic
fundraising Opportunity.

Prlvate Parties and Events- Balancing thè Bar
Events continue to go well, with a steady flow of bookings.
The bar is a tricky one to manage, with predictions on how much stock will be sold being a fine balancing act.
Over the first quarter of the new year, we will be having a full review of the finances of the bar, and looking to see
how this can be improved and made more stable moving forward. Volunteer Dave Havercroft will be supporting us
with this.
Large Scale Sports Events
In the last quarter we have had three largo scale sporting events, with a Powerlifting w8ekend, Boxing evening and
Dance Compelilion. These are all brilliant ways of using the large sports hall, as well as utilising the bar and
kitchen with food and drink provided at all three events.
Up for Yorkshire's work with the 'Aclively Inclusive, initiative also feeds in well lo this and supports the sports angle
we ar8 using to promote the opportunitie5 available at the centre.
Rlccall Unlted
We have been working very closely with Riccall United over the last six months. Their newly reformed men's team
is going well and this has been a big support lo our bar, wilh regular home games bringing in much needed
income. They held their Christmas Event at Ihe Regen Centre this y8ar and Up for Yorkshire has been supporting
thom with funding applications and options.
We will continue to develop this relationship into 2024, with the possibility of shared fundraising events and
planning.
Bee.Able
Exciting news is that at the end of January the local CIC Bee-Able will be moving into the Regen Centre and
permanently leasing the Millennium and Viking rooms on Ihe first floor.
Bee-Able provide a seNice in the Selby area in response to local need, filling a vital gap in support available for
young people and adults living with a disabilities, and their families. Initially they will be running their Day Services
from the Regen, which provides Young Adults aged 18 and over with a variety of activities throughout tho week.
This will also be a big support to the finances of the centre, bringing in urgently needed regular lease funds, which
will support the running costs of the building,

Bar Revamp
In order to accommodate Bee-Able. we needed to review our spaces downstairs, so that meetings w& have been
able to host in the upstairs rooms could be relocated. To achieve this, we have looked at making the bar a more
flexible and versatile room.
While the fixed booths worked fairly well for an evening
bar setting, they made the room inflexible at other times
in the week. At the very end of December the first phase
of transforming the bar space was completed, with the
booths being removed.
In the first two weeks of January, the old flooring will
also be removed. and new flooring and decorating will
complete the room, making it a large, functional and
versatile meetinglconference room, bul also a brilliantly
functional bar for events.
Heatlng and Hot Wat8r
After over a year of grappling with the boiler syslem al the Regen Centre, it appears that we have finally connecled
with an engineer who can assist usl The brilliant Steve Li1119 installed a new control system at the end of the year,
enabling full control and the building to finally be warm and Ihe showers In the changing rooms to work, much to
Riccall United's delightl
Clnema Club
Working closely with Selby Globe on Tour, we have eslablished a monthly cinema club at Ihe Regen Centre,
offering a wonderful social opportunity for local residents. The club has run three times so far, with more and more
people attending each lime. More than 30 attendees at its highest, this is a huge success. We have applied for
funding to support the development of this group, and local people are keen to see this continue into 2024.
The cinema equipment has all be donated by The Globe On Tour, and once the bar revamp has finished, we will
be running the cinema from in that room, to allow for more seating and belter black-out effect with the new blinds
funded by Stronger CommunSties.

The bar revamp has successfully been completed. In order to accommodate Bee-Able laking on the meeting

into an allotment garden.
A small internal offlce has been bullt for the Manager of the CIC. a kltchenette has been added and one of the
doorways has been widened and made more accessible for wheelchalrs.
Balanclng the Bar
A full financial review of the bar and events slde of the Regen Centre has taken place. After reviewing this, and
liaising wilh the trustees, to agree on an action plan moving fo￿ard, decisions were made to tackle the bar with
the aim of making this more sustainable.
Here is the summary of actions we wlll be taking In an atlempl to make the bar and evenls at the Regen Centre no
longer run at a loss to the organlsation.
Legal Progress
Up for Yorkshire and Riccall Regen 2000 Trustees continue to work closely together, and with Lupton Fawceti
Solicitors, to move forward with the legal process of enabling Up for Yorkshire (Selby Dislrict AVS) to support the
harily on a permanent basis.
Prlclng
A full pricing review was made across the board.
As part of this, we communicated to all regular and permanent building users, that a5 they will be aware, the
charity has been through an exceptionally tough time, and that although things continue to be light, they have
started to move in the right direction. Ongoing plans and steps to secure the future of the Regen are beginning to
make a real difference and things are looking a lot more positive.
As with every service nationally however. the Regen Centre has had to review finances further, to support ever
increasing costs associaled with running the Centre. Whilst huge cost-saving measures have been pul in place lo
help with this, utilities, cost of living increases and other increases in services needed to run the Centre means we
have had to review our own pricing.
We have taken time lo benchmark our prices against other non-profils locally and wider, to ensure these are fair
and competitive, bul can also help to support the long-lerm stability of the Regen more realistically.

FINANCIAL REVIEW
The sad decision to have to close the nursery and out of school club al the Centre in June 2023 ha5 Stabilized
finances. Measures are continuing to eliminate unnecessary costs, ensure staffing levels are maintained only as
necessary for the smooth running of the Centre and to look for the best market rates for utility costs.
In th& latter part of the financial year Ihe running of the bar by the Charills subsidiary was changed to a bottle only
bar to eliminate the high level of waste in draught pumps and was also changed to a cashless bar to ensure funds
are properly managed.
The results of these measures was that the level by which expenditure exceeded income was reduced from
£80.705 in the previous financial year to £20,103 in Ihis financial year. The deficits are after charging depreciation
of leasehold property of £14,164 (2023: £14,170).
Reserves Pollcy
The directors have a policy whereby unrestricted funds not invested In fixed assets or designated for a special
purpose, or commltments (the free reserves) should be as close as possible to the level of some three months of
normal expenditure. This is so we are able to conlinue our activities in the event of a slgnificant drop In Income.
There are currently no free reseNes.
The directors are aware of the current situation and recognise that achleving such a level will be extremely difficult
and are currently implementing plans to first turn round the current deficil in funds and further to move toward the
target In the longer temi.

PLANS FOR FUTURE PERIODS
Legal Transfer
Up For Yorkshire have been working closely with their charity specialist solicitor to enable the process of
reslrucluring the charily Riccall Regen 2000 and th8 company Riccall Regen Bar CIC lo be a subsidiary of UFY.
One of the main advantages from a legal perspective, a reslruGture is relatively straightfo￿ard as we do not need
to legally transfer ownership of land, assets and contracls. The ownership transfer was completed on 10th
December 2024.
Riccall Regen 2000 will continue as a separate legal entity to UFY and be administered and managed as a
separate entily going forward. This helps to protect the aims and objectives of Riccall Regen 2000. 11 will allow
UFY to oversee and manage Riccall Regen, to provide financial and practical support, and to use its own Trustees,
staff team and assets to the benefil of the organisation. more formally.

for use have been mgt.
When donors specify that donations and grants, including capital grants, are for particular restricted

income of restricted funds when receivable.
All other income is included on the statement of financial activities on a receivable basis.
