developlng and modemlzlng the property foi the benefll of the young people In our care,
Morls Housè created by convertlng a former sports hall on our maln slte Inlo 20 self-conlalned
nats 8UOS6 three floors, Thls prolecl was completed in July 2021 by our skilled In-house malntenance

as movfron accommodatlon for young people transmonlng oul af supported housing after Ihelr
trwo•year stay. Thls collaboratlve effort ensures a eonllnuum of caré, supporting young Individuals as
they progress from supported housing to more independent Ilvlng arrangements, f08terlng a srnooth
and 8U8talnable transition.
All the aforementioned projects are flnand8lly susl8ln8d through the 8UPPOrted houslng setvlce and
renlal in¢om8 Ihey generate. During thls financial year. these initiatives have been Inslrum8nlal In
8UPPOrtlng and provldlng accommodallon for 8 lotal of 91 young Indlvlduals, Includlng th08e who were

The YMCA Cornwall Houslng Advice and Resettlemenl Servlce conllnues lo perform well, The post
h98 been Incorporated Inlo Ihe general seNices available lo young peopl8 and predomlnantly serves
the 16.25 yearwold client group. From Aprll 2023 until March 2024 advlca and a88lslance has bee
given to 129 young people.

we have been shlelded from the recent surge in energy prlces, as we secured favourable eleclriclly
and gas deals belore prices splked. While our electricAty conlract has been renewed 8t a hlgh8r rate,
the mafkel has since stabilised, and our currenl gas contract is locked In unlll January 2028.
Thé purchase of Chorrytree Hou89 initlally slralned our cash flow, ￿Mpounded by Ihe additlonal
funds required lo relurblsh the bulldlng to match the hlgh slandards of our olher propertles. However,
