Review of the Year
The year has of course been dOMi]￿ed by the effea olthe ongoing Covid pandemic.
As with yle 2020 the r¢strictions by the pandemÉc ttas m*k trJJing compari8ons with previous years tnwiinglcss.
We foresaw in 2020 that 20ni would provid¢ greaierchallenges. attd ¢0 thai etMI committed our I(￿ll$ to consolidaiion, in order lo
ensure the ongoin8 viabiliiy of 1>4mhouse.
We are pleased io that our aim has i*en achteved aThJ fu]trmK)re the It8r has eijded with MAHT in a stronger position.
We must thank the efforts of the Trustee5 and Offite Manager in managin8 the cha]letLge. and steering the Trusi safely thruugh the
minefield of ¢onstandy changing le￿$latiOn.
Renthl Income
A5 the year began thc fuLure for rnany of our tenants wa5 Uncert￿n. With ron5iderate management atld mutu*] ¢0￿peraLl0￿ we,
and they. wcathered the storn).
We were howeveT faced with the chailtngc of losing the long<5tablls￿ ainic tenancy. The 20 year lease. the first ro be agreed
when MAHf wa5 founded, was due for ]Ynewal in Febnjary ?O*l. Perhaps as a consequen¢e of current ckreumsian¢es the present
operdtor, WTighiingion. Wigan and L*i8h NHS Fourtdaion T￿￿L felt unable io renew. The l¢a5e accounted for a substantliil are4
of Damhou5e, and thefffore our ret)ts] revenue. This EK)leniially devaststing loss has Off5￿ by the si8nis)g ol a long ienn
a￿ment with a Pff-Sch(x)l Nujsery. and smaller leases with other new ienants. which È$ Frhaps a rnore stable 51tuation.
We opera￿d 4t a high level of ￿(upancY. and tEtLiai i￿oMe shows a sigjllficani increase. Swjly. ad hoc room-hire. regular
Tneeiings and fun¢tions- includÉng weddings- were i0￿11Y ha]ied by the Covid l1Kkdow￿.
Fundraisin8 Evenis 8T￿ Merehandi$ing
All events duriÈ)g the Covid-19 pandeJTric hwj ro be cancelled. With the ¢nding of restricuons. we ￿ hopeful thai they will soon
be re*sthblished.
The Tea Rooms at Damhouse LÈmited-
is a wholly-OWtLed subsidiary company thai o￿tateS the ResthurdO¢ and eourtyard Coffee Lnunge on behalf of MAErr. In
addition, ii provides vital catering sllpp)rt lor events and fun¢¢ions. It w&$. therefore, a vitlim of the enforced lockdowt) closure.
Governmeni supp)rt helEKd io preserye the I￿SInesS so thai as resuiaions eased it was able 10 It5ume Lfdding, and revenue

Additionally, it has gained a io supply pre-planned daily rneals to the n¢w NY￿ery *nalley- an exciting develtspm¢tLt.
Ouigoings
Repair5 and Maintenance eKpenditure on trmjth the building5 and the Wlmmlland has doubled this year. and eontinues 10 be a
th￿Ienge. Wtlilsi butlding m2in¢enance 15 10 softx extrnt Ptedictabl& tKcessary rcpairs Can trop up withou¢ waTning and demand
immediate action.
Similarly, the cost of rnainLiiniAg the WOLwJland in a condition 15 ￿0]OgICallY sound and also safe for public Jrcess can be
unp￿dictable. Although partly tsff5et by char8es ￿ the Tellan￿ thi5 remains MAHfs resp)nsibility w)d therefore efforts coniinue
to find external sources of supw)rt.
Future tkvelopnynr
Sadly. there has tr￿et1 lsllle progress OTt the pro￿ proied to renov* the top floor and Long Gallery. which was io be the
Springboard for a more substantial developmeni plan. The commitn￿l to irnpleTnent thi5 plan, supported by extrrnal heriiagc
fundin8. remains a long-tetm objeciive of the Tnj￿.
Despiie ¢he p]Dblems broughi aknui by Covid 19 MAHT has survived inwi and performed wcll this ycar. Th¢ summer of 2021
promises 10 see an end lo the restrictions that have held us all bxk. and thi5 should provide a more sLable plaiforni 10 plan for the
futuff.
We are optimistic iherefore that the year ahead will see growth. Th¢r¢ is ￿ 8ugfdThtet though that the pandcmic won't yci causc
more disruption and we remain ¢auiiou5. Yei again the TnJs*es' r￿US lor the year must ￿ on ￿Ing pffpared, and ready w adapt
