of incom8 to further protect the organisation against such adverse conditions, Service delivery
standards arè maintained by adheranca lo our Swcialist Quality Mark (Housing).

A4R's objects are lo relieve poverty amongst tengnts in England who ar8 in n8ed, and in particular by
assisting In the provlsion of advice, infomiatlon end services.

The objectives continue lo be a¢hieved for the most part through the operation of our Housing Advice
Centre, with most work being delivered under our contr8¢t with the Lègal Ald Agency. The low level of
fees payable for legg1 aid work, which were redurAd in 2011, and have been frozen ever sln¢e, mean8
that it is not possible lo sustain our housing advice S8rviee$ through legal aid fees alonè. ￿ ¢onlinue
to be very grateful to th8 gooowill of the Oak Foundation, the Fred Bulmer Foundation and the London
Borough of Brant among oth8r8.
We continue lo ra188 awareness of poor houslng 88 one of the k&y factors Imp8¢tlng on health and
wellbein9. W8 aim to improv8 living conditior¢s and where possible, to achieve lasting benefits for our
clients through Gomplementary support, Including our mon8y advice and our mentoring 88tvice.
We have been ple8sed to build on our link9 Wlth health providers, a8 90¢ial prescribing has continued
lo develop in Brent. This enable8 health providers to 'prescribe' non-mèdlcal int8rv8nlions, such as
housing 8dvi¢e and we have been pleased to sèè a growing number of referrals of patients to us from
the health 8eNlce.

Achlovement and performance
A4R fulfilled all its contractual obligations, providing advicè and support setvices to tenants during the
year.
A4R is 8 housing advice charity that also offers money and wellbeing advic8 too. During the period it
OP8rated In the Vvesl of London and Herefordshire. Though Ihe contract for Herefordshire actually
covered Worcestershire also.
A4R began 2023-24 havlng emerged from 8 cashflow concern and expanded Into Harefordshire.
This was dLte lo availability of funding and the stral8gi¢ pl8n'8 objective of expanding th8 Operation of
the charity. 11 ended the period by gaining 8 slalulory contract with Brent Council worth £300,000
over 2 years. Thls was a significant achi8v8ment for the charity and was in part based on the
exc8Ptlonal quality of the client work performed by the London office.
The core of our a￿1vItIeS remains the provlslon of legal advice, assistsnce and representation for
vulnerablellow-incom8 renters in line with our obj8clives, All outcomes ar8 rècorded on a client
d8tab8se which indicates 850kn of p08ilive outcomes for all case8 concludéd dudng the year. All
clients are encouraged to complete a SalSsfaclion Survey, and these indicatè that 80¥0 of Clients were
pleasèdfvery pleased with the 8erylce.
The charity OP8néd An office in Hereford, th8 first lime it has expandedlts 89rvice8 oulside London, in
Ils hl$tory.
There were no 8ignifleanl events that have affected the financial performance and financial po8ltion of
the charlty. The Risks arè managed through the malnten8nce of a rI8k r8gist8r which is rèvlewed by
the board every six months.
Our Housing Advice team were vèry fortunate to benefit from voluntary help from a r8tir8d barrister
with a wealth of housing experSenc&, Our wellbeSng setvice r81188 heavily on volunteer mentors.
Conlrlbulions during thè year ranged from confidence building and combAtting social isolation to
pr8¢tical step8 in hèlping renters to flnd more suitable accommodation or to improve their budg8ling
8ki118. In lolal w8 were assisted by 14 volunteers who contributed a combined total of 880 hours for
which w8 arè immensely gr81eful.

Foundation and Brent Council. These funds are for 8ithér specific work (legal aid) or organisational
developmenl and growth (Oak) or for the continuation of projects or development of sèrvices (Brentl.
The chari*y saw an in-year cash in hand of £79,266 which decreased our reserves to below 50Vo of
our reserv08 policy.
Th8 charity generated a dèficit of £15,416 durlng the reporbng year comparéd to a Surplus of £5,262 in
the prevlous year. The total r686rves of the charity at the end of the reporting period are 148,847
{2023.' £164,263) of which £52,057 was unreslricled and £96,790 was re$tricted. Fee income is
being closely monitored In the current year.

vulnerablè tenants who could most benefit from the changè8 wlll need to be made aware of Ih8m and
receive assistanc8 to exercise those rights.
