Leased assets Where the charity enter5 into a lease which entails taking substantially all the risks and rewards of ownership of an asset, the lease is treated as a finance lease. Leases which do not transfer substantialty all the risb and rewards of ownership to charity are classified as operating leases. Assets hekl under finance leases are initially recognised as assets of the charity at their fair value at the inception of the lease or, rf lower. at the present value of the minimL5m lease payments. The torresponding liability to the lessor is induded in the balance sheet date as a finance lease obligation. Lease payments are apportioned beeen finance expenses and reduction of the lease obligation so as to achieve a constant rate of interest on the remaining balance of the liability. Finance expenses are recognised immediately, unless they are direct attributable to qualfying assets, in whith case they are capitalised in accordance with the charity's pojicy on borrowin8 costs. Assets held under finance leases are depreciate(l in the same way as owned assets. Operating lease payments are reco8ni5ed as an expense on a straight-line basis overthe lease term. Once the ontributions have been paid the company has no further payments obli83tions. The contributions are recognised as expenses when they fall due. Arnounts not paid are shown in attruals in the balance sheet. The assets of the plan are held separately from the company in independently administered funds.
