The company is a charity and exists to provide public benefit by helping young, homdess people move towards
SUCC￿fijI independent living through the provision of temporary, managed ￿mmOdatIo￿ development of life skills

ACHIEVEMENT AND PERFORMANCE
Charitable artiTrities
The charity has Continu￿ to build upon its core services in Redcar throughout 2024125. W¢ added new trnste£s and a
new member of staff to increase the ¢apa¢ity of the charity in tern]s of its ability to meet the growing demand for those
WILO homele&s in the lown 8nd tbose at risk of becoming homeless. We have woJ*ed hard with the Cu￿ent trustees on
Ihe governance sttucture and aTe taking a long-tenn view about the sustaithility of the tharity as we move fotward in
thc ¢UTrent economic environment.
The manager, company members, trustee& staff and volunteers are all wmmitted to ihe development and sustainability
of the mission and increasingly recognise the nature of the crucial services that it delivers in Red¢ar at a lime of real
The Ch￿lty ha8 Continued its progression in temis of meeling its core aim4 which is that of putting a roof over an
increasing number of heads in the lown. We are now W0￿]ng with over 30 clients each week - those who a
experiencing homelessness those at risk of homelessness. We dire¢tly provide accommodation for 22 Clients and
support servicas for a fvrther 10 clients. It is the support StnLth1￿ provided by a small and dedicated team that helps
young pcople ¢ope with homelessness and start the journey to g￿her the skills in order to a¢¢ess sustainable housing
options in the ￿ture. The environment has provpAI very challenging as we adapted to moving on from the pandemic
dealing with the deep cost of living crisis thai has impaeted deeply on our client group in an area al￿dY with high levels
of deprivaiion. We have worked hard a5 a charity to bring MO￿ Tesourc¢$ to the table in lenns of improved grant
donations and improvcd rental Collection througb some excellent support work and liaison with the local housing
b￿efits. We continue to build up a solid working relationship with the local authority and still provide Contract￿ work
with Redcar and Cleveland Borough Council &s part of a co-ordinated response to the homeless issue in the locality. We
continue to build and expand our stakeholder ndwork to enable the charity to get the b&8t outcomes for the clients that
we are engaged wi
This in¢ludes lh¢ ongoing development of personal development opportunities with local statutory and non-statutory
agencies working with young people on cooking skills, sporting activities and mindfulness activity to improve the ]iv&s
of our clients and we now offer a more wholistic and person led set of development pathways.
The tru￿£$ are now actively following a development plan to create more housing options to meet the growing need for
safe and secure supported accommodation in th¢ town from those in housing need. Sadly. homelessness in Redcar
continues to rise and we see ourselves ￿ a vital part of the multi-agency response to that challenge. The truste49 have
QT)tinueAi to inv&st in the staff team and our social media work alongside maintaining investment in OUT properties
ensuting that the tenant experience is as good &$ we can make it. We continue to work in partn￿ship with like-minded
agencies to deliveT an innovative response to the growing needs of the client group in Redcar. We have taken up a Higb
Street pr¢sence through the purchase and updating of the property at 15 High Street. This has beci)me our base for
service d¢livery, the pur¢hase in parthership with the Keyfund.
The charity will continue to be part of the non slatytory sector ￿ponSe to hoMel￿sneSS in the RedcaT area doing what it
was set up to do- house vulnerable young ￿0P1¢ on an in¢rth8ing scale with incrwing impact.
FtNANCIAL REVIEW
Finaneial Rerfew
During the year there has been a net infiow of resources amounting to £138,720 (2024: oufflow £16.787). Total funds
now stand at £698,771. There h&s bcen a ncl iTJflow of unrestrieted fund8 of £76,470 and infiow of restricted ￿ndS of
£62.250. The Statement of Financial Activities on page 7 shows the ¢harity'S in¢ome and how it has been spenl during
the year. Notes 2 to 4 to the acwunts on pages 13 and 14 detall income received in the year arld its source. The trnst
are very grateful for ail the support received.
The charity is largely dependent upon incorne from statutory source4 various trusts and other charitable source5. The
Trustee5 have no reason to doubt that the clmrity will contRnue to attract sufficient funds, The major source of income
h&s been housing benefit.
The organisiation aims to increase its income generation a¢tivities in the next financial yeaT to assist witb its
self-swtainability.

Investment policy and objeeilves

On reviewing the reseTve5 policy, thc TTUStees have established a policy whereby th¢ unrastri¢ted funds not ¢ommttted

r&sourc£s expended on normal operating activiti&s which cquate to £53,250 to £106,500 in general funds. At this level,

fi]nding. It would obviously be nece&sary to con%idcr how the funding would be replaced or activities changcd. At
present thc u￿estrIcted reserves are £624,872 but of this figure £579.657 related to fix￿1 assets therefoTe free r&4erves
are £45215 at 31 March 2025. The Tn￿te£S are committed to taking appropriate action to continue to obtain further
fundTng to reach the targctcd Icvel of unrcstricted funds and are sourcing furtheT grant funding along with rcvicwing the
livities of the trading subsidiary to i)ptimizc incomc generation.
FufuRE STRATEGY
The knard recognises that the year has again provided a very challenging backdrop to the ongoing delivery of our
servi¢e5 and d¢alll￿ with the broader impact upon our client group. 11 h&8 also changed the circumstances for fi]nd
givers with increased demand for funding at a time when resources to allocate have decreased. The board is committ
to its funding strategy and is working on a clear impact statement to support our funding endeavours as we move
forward.
The current board is looking at rccTUiting T]ew members to oversee the delivery and sU￿aInment of the organisations
activiti¢s and irnpact. Coatham House aims to be a top quality player in the housing and hornelessne&s sector in Redcar
by creating an infrastruthre for proftssional development moiryng forward.
The board are committed to continuing its cor¢ services and the development of tbe enterprise aclivities via its trading
Over the last few years, the Board has taken steps to reAlu¢e Core wsts, improve our housing stock and invest ID the
development of our staff. This will continue to fomi part of our str*egy going forward, along with using some of those
savings to ensuTe that Coatham H0￿C is an 'employer of choice, in the sector and in investing in additional properties
when possible

support the WOTk of the organisation in Redcar.

The organisation is a charitable company limited by guarantee, incoqK)fdted on 21 March 1993 and registered as a
charity on 29 Septcmbcr 1993.
The COTnpany w&s' established under a Memordndum of Association which establish&1 the objects and powers if the
chaTitsble company and is governed under its Articles of Association.
Recruittnent and appointment of new trustees
Under the Article8 two trustccs will stand dolvn at the AGM but are eligible for re-ele¢tion. The charitys trustees are
T¢iDStated from its membership, with a view to haMe￿ing skills which are appTOPTiate to its activities.
OryanisAtional structure
The Board of Trustees meet at le&st six tirn￿ a year and 1$ rwnsible for the strategic direction of the charity. The day
to day running of the charity is delegated to the manager and staff team. The Manag￿ attends and reports to all Board
meetings and liaises with the Board if necessary.

Induction Ydnd tr&iDing of new trustees
All potential new tNstees are invitcd for a meeting with the manager and visit all the charitys proje£ts to speak with staff
and service users. They will rneet with the ¢hair and attend two board medings as observers to get a flavour of what is
involved prior to agreeing to act. All new trustees are issued with a copy of the Memorandum and Articles of
Association, accounts, business plan and any other relevant inforniation.
A skills audit is Ca￿led out every one to two years to ensure that appointments to sub groups within ihe EK)ard ll￿ke best
use of lI￿steeS, skills.
Risk man2gemeDt
Through their r¢gular involvement in the management of the chatity the Trustees are aware of the major risks involved in
running the charity ond policies and procedures are in place to mitigate these risks. A business plan is in place to guide
Trustees and is subje¢t to review as &ppropriate. Intemal risks are minimised by the implementation of procedures for
authorisation of all transactions and projects and to ensure consistent quality of delivery for all operational aspects of the
Charitable company. These procedurcs are perlodically reviewed to ensure that they still meet the needs of the charity.

The financial statemenls of the charitable company, wluch is a public benefit entity under FRS 102, have been
prepaTcd in accordance with the ChaTities SORP (FRS 102) 'Accounling and Reporting by Charities: Statement
of Recommended Prnctice applicable to clwities prq)aring their accounts in accordance with the Financial
Rq)orting Standard applicable in the UK and Rq)ublic of Ireland (FRS 102) (effective l January 2019),.
Financial Rcporting Standard 102 The Financial Reporting Standard applicable in the UK and Republic of
Ireland, and the Compani&8 Act 2IK)6. Thc financia] statements have been prq)ared under the historical cost
convention, with the exception of investrnents which aTe in¢ludeil at nwket value.
The trustees consider that there are no material uncertainties about Coathatn House's ability to continue as a
going concern and as such, these financial statements have beeT] preparcd on thc going conecrn b&8is.
Income
All incorne is rccogni5ed in the Staternent of Financial ActivitiG5 when the charity is legally entitled to the
income and the amount can be quantified with reasonably a¢cuwy.

Gifts in kind are included within donations in the SOFA at an &stimate of the cost of providing the service. The
equivalent cost is also included within resouwes expended.
