ACHIEVEMENT AND PERFORMANCE Op•rotlng rnvl•w The yeal erbd 31 March 2025 has been another successful year for Acre Hou8ing with all ol our tenants enjoying lots of aclivities and enjoying the homely nature and specialist featu$ of their homes. All of the propertles in our portfolio continue to be well malntained with ihe annual maintenanee programme conts'nuing Ihroughout the year and remeilial works and adaptaiions have been carried out as needed. The charlty has not conducted any fundraising activits'es during the year, as there were no major projecl810 support. Page 3

In addilion, a new property was purchased in Didcot for someone already supported by Style Acre allowing thern to move to a new home vthen the Ihird party landlord lease on their curyent propety came lo an end. No olher propertles were purchased or lea$ed during the year as Style Aue focused on maintaining the qualty of the current Sel¢e5 in ght ol pressures on the recruitment ol Staff. This was supported by refurbishment and development works at a number of houses across the portfolio. All refulShments and developments have resulted in the properties better meetlng the needs of the tenants and improvements In the support able to be provided. The TNJstees revlew the portfolio each year to detem)Ine if all properties are required 90ing lon•Mrds to meet Ihe objectives of the Charity. No properties w4re sdd during the year however one w99 marketed for sale during the year due to flood rlsk. Feedback is given to the charlty11 there are any concerns abo prope.e& by Ihe support providers who lacilitate lenanl groups. There has been no negallve feedback lo date. The proparties were visited a minirnum ol three limes per annum to check their conditlon and lo establish a redecoration and refurbishment piogramme. With ever increasing utility eO$t$ and a locus on reducing environmental Impact we conlnued with the installation of smart meters and smart thermostals. In addltion, fire risk assessments a have been carried out and remedial M>rks if needed are undeTry. Two properties were acquired during the year. Cash re$eNe5 have reduced lo £443,282 during the year as a result of the iwo property pyrch88e8. Additionalty. ihe charity recognises a continuing liability of £180.000 in Didcot. Thi5 is for a granl made by the Secretary of Slate for Heafth vthen the property wa$ originally purchased, thich ig Secu6 by a covenant and ¢harge over the property. The Covenant slales that the granl is an interest free loan, which is repayable In the event that the property is $old, unless the pur¢ha$er conlinues to Use the property for Ihe purpose of providing supporting living. In these circumstances, the liability represented by the covenant and charge over the propety C8n be transferred to a new owner. RaMrv•s pollcy Total funds of Acre Housing stood at £12.780,283 al 31 $t March 2025. The trustees have a policy of relaining unrestricted funds of £10,000 towards the cost of malntaining the organisation's propeites. Reslricted and designated funds are recorded and reported separately. FUTURE PLANS During the year the Trustees reviewed their strategy lor the next three years. reeognising the financial pressures which the local authority and Ca providers operate under, and how Ihi$ may impact housing demand, bolh in Ihe nature of the properties fequired and their location. The Trustees also reviewed the charivs overall property porffolio lo consider how well individual properties are perforniing and how well they fft with housing demand from our target resident group. Part of our strategy is to incorpofate self-conlained annexes in our exlsting portldio where such polenlial exists. This may be achieved by the conversion ol existr'n9 space$, such as lofts, garages or summethouses, or by building separately where part of Ihe garden provides enough space and suitable access.
