Achlevem8nts and perforniance
Revlèw of actlvltles
The main focus of the Trust during th@ year has contlnued to be the MaIntenan￿ and slat8 of condition of the
former Coltage Hospital building. In particular the trust was able to oversee compl8tion of the work to remediate the
settlement damage to the underground drain and the cracked brlckwork on the corner of the building, Work has
continued progresslvely on modifying the intern81 doors throughout the buildlng so that they are compliant wlth the
latest flre regulalions.
A continuing issue is that of penetrating damp on the first floor. On the face of it this damp is related to water
Ingress from the roof. The main part of the roof was re-tiled in 2022 and consequenfly this area should be
waterproof, however there are deep valleys bebNeen the various roof sections which appear to be vulnerable to
leaks. particularfy in periods of hlgh wlnds and driving rain. This problem is th8 8ublecl to ongoing investigation to
identity the cause. There is alsc evidence of rlsing damp in parts of the ground floor which is similarfy subject to
appropriate expert survey with a view to determlnlno what would be the best way to eradicat8 the matter.
Bethphag8, a charity specialising In adult social care have managed day care seNice8 and the library on the ground
floor of the former cottage hospital for the last ten year5. The first floor has been occupied by the Churchmere
Medical Practice up until 30 April 2025, it was used by them for mainly administratlve and staff training purposes but
also for some clinical consultatlon activity. As from September 2025 Bethphag8 have taken a18as8 for the whole of
the building wlth a view to extending and expanding their community, social and healthcare operations. The Trust
ar8 particular pleased wlth thi5 arrangement in that they belleve that Bethphag8 has a well prov8n and innovative
approach to developing social and community activities, In particular in the provlslon of communlty health care and
well b8ing services.
The Trust continues lo be thankful to Ellesmere Communlty Care Centre League of Friends for their ongoing
support and fundlng contributions towards maintaining the well being ofth8 fomier Cottage Hcspltal building.
Financial review
a. Golng con¢em
After making appropriate enquiries the Truste8s have a reasonable expectatlon that the Charitable Company has
ad8quate resources to continue in operatlonal existence for the foreseeable future. For this reason, they continue
to adopt the goSng concern basis in preparing the financlal stateriients.
b. Re88rve8 policy
The Trustees continue to revlew the reseNes if lh8 Trust at their regular meeting8.
The unrestricted general reserve at 31 March 2025 was a surplus of £30,867 (2024 £18,015 surplus) which also
represents th8 charity's free reserves.
The policy Is to maintain unrestricted general reserves at a SLfficient level to be able to cover foreseeable ongoing
acllvllies of the charity and the alm Is sustain the financlal reseNes &t at least such a level for the future.
Plans for futuro porlods
Alongside keeping the former Cottage Hospital building in good structural Drder, the Trust's main challenge Is
ensuring that the public is aware of its role lo further develop the community use of the building and that th8 Trust
will have an ongoing need to raise funds to maintain the fabric of the building. The Trust is particularly exercised in
looking at methods that would make th& building more energy sustainable, such as changes to the heating and
plumbing systems. Any such works are likely to require significant fund raislng.
