Introduction
The Trustees of the Bournemouth Society for the Welfare of the Deaf are pleased to present the annual report outlining the charity’s activities and financial position for the year. We remain committed to supporting the welfare and inclusion of the deaf community in Bournemouth and maintaining our assets to ensure the charity’s sustainability.
Property Update
The Society’s cottage continues to be rented out, providing a valuable income stream. During the year, we addressed ongoing damp issues in the property. Prokil, a damp specialist, applied an additional damp course treatment in two rooms, both internally and externally, while the tenants remained in residence. We are currently monitoring the situation to assess whether the issue has been fully resolved. Prokil has advised that any remaining damp problems are likely to be related to the lifestyle of the tenants, rather than structural issues.
In April 2023, new fencing was installed at the rear of the property to enhance security. This investment ensures the safety of the premises and its occupants.
Investment Update
Our investment with Canada Life continues to be maintained. The Trustees regularly review this investment to ensure it aligns with the charity’s financial strategy and provides stable returns to support our activities.
Hall Rental
We are pleased to report that the hall rental income has approximately doubled, showing significant recovery after the negative impact of the Covid-19 lockdowns. This is a positive sign for the charity, as it demonstrates growing demand for the space and provides an important revenue stream for our ongoing work.
Looking Ahead
The Trustees will continue to monitor the situation with the cottage and work closely with Prokil and the tenants to ensure the damp issues are fully addressed. We will also focus on maximizing the use of the hall and maintaining a close watch on our investment portfolio to ensure the long-term sustainability of the charity.
Conclusion
The Bournemouth Society for the Welfare of the Deaf has made steady progress over the past year. The Trustees remain committed to improving the charity’s services, maintaining our assets, and securing a stable financial future.
